“STAY FAR FAR AWAY FROM BRINKLEYS”

Since moving into our flat there have been a few problems and every time we have had to practically BEG Brinkleys to sort them out. The day we moved into the place the sinks were overflowing because they were clogged. Three of the rooms had lights that didn't work. The extractor fan in the kitchen has never worked. We went 3 months of winter without heating. We informed Brinkleys of these issues and they basically laughed in our face saying it's not their problem and we would have to sort it out. We informed them about paint peeling on all of the window frames in JANUARY and that we are having to hoover every single day because of the paint falling on the floor. They still have done nothing after countless emails to them that they ignore. Guess what!? Tonight we have arrived home to no hot water! I already know that trying to contact them is a waste of my time as it will probably take a week to reply (if they even do) and if they do they will more than lightly advise me to fix the problem myself. Do yourself a favour and use another agent. Trust me you will regret it if you don't.

*Edit since this was posted Brinkleys has in fact fixed the water problem, had to threaten to contact the property owner though.

Still waiting on the painter...

“Not impressed”

Admin staff took ages just to write the address on a standard form shorthold tenancy contract and send it to us just 2 days before we were due to move in. They then gave me a frosty reception when I had some questions about it, and made a feeble attempt to answer them. Provided less than an hour's notice to show a prospective tenant in when they hadnt warned us that they had put an ad out yet. Then I suspect they turned up, despite me saying it was not convenient, whilst I wasnt there, as some lost property was left outside the door. An agent turns up unannounced one afternoon when I am off of work and sitting in the flat, without knocking, but just letting himself and a propsective tenant in with a key. Now although this annoyed me, having two men let themselves into our home when I am there alone, especially since they happened to catch me just sitting in my living room, whereas I could have been getting dressed, or taking a shower, or entertaining friends, it was not surprising behaviour from Brinkley's who seem to operate very unprofessionally generally, and who serve to further discredit an unregulated industry already dominated by an abundance of greed and deception and a severe lack of prudence and integrity. I shall try to avoid using Brinkley's in future.

“Not recommended”

My experience with Brinkleys began this summer as my flatmates and myself were looking to secure a place within a 6-7 week window. All was well with Brinkleys until after viewing the property. Here is a synopsis of some issues we encountered: -Although requested and emphasized upon reading the draft, certain parts of the tenancy agreement were not removed/altered (e.g. sharing tenants' personal details with 3rd parties) -Tenancy agreement was created in such a way to protect the Landlord on most occasions -Agreements made upon viewing the property were not met: furnishing the flat, maintaining mechanical/electrical faults -Property was in a terrible state when we moved in (stained carpet, missing bolts and hooks from/behind doors, missing curtains) -Property was NOT professionally cleaned as stated in the tenancy agreement although it is clearly stated that tenants are liable for professionally cleaning the property prior to checking out -Lots of issues with the property have not been dealt with after 3 months of occupying the property (e.g. still have no curtains, certain faults were not replaced/fixed)

Thanks for your comments.

We use a standard ARLA contract, so the contract is designed for the industry and should not favour landlord or tenant.
Contracts are always sent over to tenants in time for parties to read and feel comfortable with what they are signing.
Any amendments would have been put to the landlord for the decision as to whether this could be changed, this does not fall on us to decide.

It should have been explained to you that the property needs to be returned in the same state that it was handed over to you, if it was not professionally cleaned, then there wouldn’t be a need to organise and pay for one at the end of your tenancy. Again, this is the landlord discretion as to whether the property is professionally cleaned and we need to trust their judgement on the matter.

“Totally unprofessional”

Didnt return my three phone calls and when we viewed the property they didnt have keys and there was noone staying in the house so couldnt even view the house we were meant to see - what a waste of time! Then we were shown another place a car trip away and the driver drove like a loonatic, actually speeding up to jump over the speed bumps and got lost on the way so a 5 minute trip ended up taking 20 minutes. Finally after viewing a place which didnt fit our needs at all the agent left us at the house without even offering a lift back to the office! We had to find our own way home!!! Totally unprofessional, rude, arrogant and incredibly unhelpful service 0/5

“Please READ ALL!!MISLEADING, UNPROFESSIONAL AND...”

We went to view a property and we explained our situation to the agent who was with us. It was 4 of us looking to move in however only 2 of us were full time employed at the time as other couple was not in the UK yet. We told him that they will be coming to London in a week and a half and that by the time we move into the property we all be full time employed as one of them had a job secured already and he would be given the contract straight away after his arrival to London. I've explained that the other agencies told us we'd need 3 months bank statements and that we obviously will not be able to provide those, but he said that it was not going to be a problem. We have also asked when exactly we'll need to pay the rent and if it is only a few days before the moving date and he said yes. I double checked if we pay only fees and 6 weeks deposit now and the rent definitely few days before we move in and he said yes. So we went straight to the office and paid a holding deposit. We were not given any receipt but he assured us that it is ok and he gave us "his" mobile number saying that we can contact him directly if we have any problem (i will get back to this later). Within a couple of days he sent us a contract which was saying that we have to pay all those money within a week! I contacted him straight away and he said that it is ok to pay deposit now and rent in 2-3 weeks but it wasn't the same thing he told us on a viewing. I emailed him back and reminded him what he told us before and that we could pay the rent no sooner than in 3 and a half weeks (as agreed) and asked him if that is ok. He did not reply. Next day we were contacted by the referencing company but they told us completely new information wich was that we need a guarantor (UK based earning more that 43 500 annualy) and if we do not have anyone we would need to pay 3 months rent in advance. Never mentioned before! So we basicaly failed the references. So I emailed him again reminding him again that he did not inform us about this and that he told us something totaly different on the day of viewing but he did not reply again! So we called him on the number he gave us as "his number" but with a surprise, it was NOT HIS number but his mothers! How embarrassing! So his mum told us she would call him and give him our number but he never called back! So we called to the office few times where he finaly answered. We asked him about our holding deposit as this is not that we are pulling of just like that, but we were misleaded, he did not tell us the truth and did not inform us about the most important things! He said that they will not give it to us back because "WE lied to him" - basicaly he started completely making things up saying such things as that we told him we were all full time employed (absolutely impossible as they were not here yet) and so on.. Basicaly he started lieing about what we have said.So I've asked him for his managers number and he gave me the number to the "Head Office". If you'd like to guess, that wasn't a Head Office number but number to the referencing agency where they told me they have nothing to do with this. So I called him back and he said to me that I called a wrong number so he gave me a number again and repeated twice. And guess what?! No head office!!! Referencing agency again and I felt very embarrasses in front of them and angry as well so the lady said she will call him! But guess what?! He never got back to me! Not even after I called him back again in half an hour and lef message for him with his colegue!!! So what I would advise?? NEVER DO ANYTHING WITH BRINKLEYS ESTATE AGENTS!! VERY UNPROFESSIONAL AND MISLEADING! IF YOUR AGENT GIVES YOU HIS MOTHERS NUMBER, IT SAYS ABOUT SOMETHING.

This review is not a true statement of actual events the reviewer in this case is upset because they misinformed the negotiator about there financial situation and upon referencing this was uncovered, we offered help with this by suggesting they use a guarantor or pay rent in advance, our client is the Landlord and we will not place tenants into our clients properties who cannot prove there income. Brinkleys use Letsure referencing agency for all our tenants and our staff are fully trained to inform all tenants of there obligations and this is also backed up via confirmation emails that would have been sent after the offer was accepted. Brinkleys cannot be held liable for inaccurate information passed to our staff.

“I was appalled when I went to view a flat with...”

I was appalled when I went to view a flat with Brinkleys, the first of 2 viewings was cancelled because the property was let, but still we met the lady at the same time as the first viewing was due. We were rushed in and out of the property within a few minutes, no chance to even look at the place while another of her clients had to wait outside. She had clearly double booked appointments, and I was so angry! Considering we should have had the time to view 2 properties on the day we should have been allowed more than 3 minutes to inspect the only property we got to view.

I was so disappointed with the service.

The negotiator called the applicant to explain that two of the properties had been let and that the time would be changed. We are very busy on Saturdays and sometime have to double up on viewings. If you would like to view the property again please do let us know.

Very disappointing experience. Took 4 weeks even to get a board up, and the agreement was only for 8 weeks. 2 early offers never substantiated, and no progress reports unless I chased. Phonecalls often not returned. Some negotiators OK, but one was consistently poor, especially the descriptions of the property I heard her giving some prospective buyers. On more than one occasion they did not show up for appointments and did not call to cancel either, twice in the fortnight before my wife gave birth which was a great inconvenience. When I terminated the agreement and gave my feedback, the manager was argumentative and became quite uncooperative. Bargain commission % from this agency gets you bargain service. Subsequently engaged another local agency, with a far more professional approach, and within a month they had a sale agreed.

<br/>We appreciate all feedback, I am sorry you felt it necessary to write a review of such nature, your comment of our fees are not justified as we advertise on all major portals and have high street offices and very experienced negotiators. As you mentioned we put 2 offers forward to you in the initial stage to which you declined even though they were within 5% of the asking price. We are sorry your expectations are far higher and wish you all the best in trying to sell your home. ( We sell many of our properties within the first 4 weeks of marketing and currently have one of the highest shares of sold boards in the area statistics taken from the Guild of Estate agents, I would suggest you look more closely)
