STAY AWAY FROM THIS DODGY COMPANY.Do not believe a word that they say, and do not pay them any holding deposit for a property - you will never receive it back. They are shameless people who only want to take holding deposits from prospective tenants desperate to find a flat. BEWARE. Do not use them. They are an absolute disgrace to the industry. DO NOT pay them any holding deposit - when the property suddenly doesn't materialise, you will never receive it back unless you take them to court. Their company policy seems to be to make as many people out of paying these holding deposits and hold onto them for as long as possible. After moving out, I had an account issue and was told I needed to contact a separate department who only respond via email in 10 working days on all inquiries, even those which are urgent. They are thieves and almost robbed £500 from me, returned the money 3 months later after we said our layer would contact them, They made a mistake, failed in contact me, said that the fault was mine and also asked me to deposit more£500 for the processing fees. We used them to rent a flat in london, they wanted 1700 GDP, they took 1867 out of our account, and then rejected our application unless we paid 6 months rent in advance for a 12 month lease. Fine we thought, give us our money back and we move on. No, they keep 1000 GDP for processing application. So we paid 1000 GDP for nothing and have no recourse to get our money back. Before I wrote my point I took a look at some of the comments and I found the negative ones puzzling, When I put down my deposit after viewing the property I was asked to read and sign if agreed a document stating that if after my offer was excepted I no longer wanted the property I would forfeit my holding deposit. Don't be fooled by the 5 star review on here and other websites. These are all written by the MD of DSJ whos seems to take personal responsibility for scamming people. I see someone has set up a twitter feed for highlighting these con artists. @davidstjamescon They try and charge people to make an offer on a property and if the offer doesn't go through they will just keep the money for as long as possible or if they can get away with faking some documents they just won't return it. We had a very unpleasant dealings with DSJ. They seemed hell bent on taking as much of our money as possible and from other reviews you can see that this is a theme. Don't give them £500 holding deposit. No reputable estate agent asks for £500 and if you do give it to them you will have to wait weeks to get it back. The above post strains credulity beyond the extremes. Does anyone in greater London (besides Liz et al) really believe an individual (Liz) would take the time to register here, create a user name, password and an account just to post a comment regarding an agent whom had no properties of interest? Then, repeat the same effort to create a user name, password and an account on allagents . com to post the same comment all for a contact with RM who had no properties of interest? Perhaps it is merely a part of a weekly posting scam, yes?
Alternatively, learned persons recognise the elementary strategy being employed. For example, a severe and accurate critique of RM's unprofessional, if not criminal conduct, was posted as shown below in the post dated 13/12/2011.
You can see from the sequence of 5-Star posts, attempts are made to present the polar opposite of 1-star posts to frame RM's conduct differently...an attempt that is consistent with a narcissistic sociopath and a desire to mislead and confuse consumers.
It's clear that parties who have posted 1-star reviews took the time to do so to warn potential customers of their adverse experiences with David St. James and their respective agents. That is, indeed, a customer service.
In contrast, David St. James has no customer service, right? It is merely a dead end email address: no person identified, no phone number or extension.
Furthermore, all potential greater London customers should ask: why are they too cowardly to sign the transparency agreement for allagents site? What are they hiding?

The below comment excellently sums up David St James. Do they really think people are stupid enough to believe the 6 star reviews when read in conjunction with the rest? Having had to pursue them through the courts for the return of my money (at great cost both financially and emotionally) I can assure you it is not worth it. DO NOT use them.

Here is a email a portion of a reply from David James: "Your offer was accepted, the property was prepared for you, a check in was carried out in the AM of your scheduled move in date and you then simply failed to attend the meeting booked in at our Bow office"
MY REPLY:
David James and Ryan Morgan REFUSE to say who accepted the 'offer'. Further, no application was completed (not one single item on an application), no application was signed, no applicaton was submitted, no application was accepted. Further, no lease agreement was completed, no lease agreement was signed, no lease agreement was submitted and no lease agreement was accepted.
Does anyone in greater London believe that a competent Estate Agency would prepare a flat for any specific individual without an applicaton ever being completed or signed or submitted or accepted?
There was no scheduled move-in: Does anyone in greater London believe that a competent Estate Agency would conduct a "check-in" for a specific individual without having neither an application nor lease agreement completed or signed?
There was no scheduled meeting at the DSJ east London Miles End office for the flat shown at 16 Queensborough Terrace, Flat 0 in Bayswater some 45-minutes away from their office except for the contrived email cited in my complaint. David James and Ryan Morgan took multiple deposits on 16 Queensborough, Flat 0 and pocketed the money from mine as appears to be the case in evidence in the other 1-star complaints below.

I agree wholeheartedly and cannot believe that exactly the same thing happened to me – a DSJ estate agent bullying me into handing over money because he was going to get a parking ticket. That was one of the biggest mistakes of my life. Despite bringing legal action against them I still haven’t managed to get all my money back. I genuinely don’t know how they’re legally able to continue running this business. Please please please learn from others mistakes – do not ever use this estate agent.
