This company has a long history of not performing there job. Currently residential management agents are unregulated so companies like cleaver are allowed to do what they like. I have never come across such an incompetent bunch, a small husband and wife team who take everything they can with no giving back there are many issues in our block and I have no idea why a company like this were allowed to take over. I cannot begin to express how bad the service is from this company both as a tenant and a director. They often fail to respond to emails, and despite being our agent for over a year have failed to deliver anything. Major works and problems have not been address, even changing light bulbs seem to be outside their capabilities. This small time charley of a company is run by a cowboy called martin cleaver just look at the other comments...disgusting, they are expensive, they have nearly doubled the service charge in 3-4 years since they took over and what have we got for it? the open landing area has been painted. We are currently managed by Peverel/OM Management, the worst management company in the UK, which is saying something. After looking at reviews we asked Cleaver to manage the RTM process and take over. This was two years ago. They tried to manage the RTM themselves, without a lawyer, and screwed up the process so that the RTM was repeatedly rejected. Being a landlord of some 15 flats throughout the Thames Valley I have a long history of dealing with property management companies and being a director of a number of flat management companies I know the issues that we all have with agents. I have worked closely with Cleaver on a number of occasions and from my experience they have always be very good therefore I can't agree with a lot of the remarks made on this web site.

CPM's main function is to take as much money from you and give as little back in return.
In a recent email that was accidentally copied to me (which on its own shows their level of competence!), they were shown to take around £800 a year - £500 of which went to their own accountants rather than maintenance of the property.

They're expensive, non responsive and full of flannel. The Property I have has become so unsightly since Cleaver took over.Like mentioned use they're own contractors for which they probably get a..er...commision. Cleaver Property are a wonderful company. I have nothing but wonderful things to say about them.
A family run bussiness who actually listen to you, compared to these big corporate companies who just see you as a money.
There prices may seem a little steep, but as the old saying goes you get what you pay for!
Martin Cleaver, will go above and beyond to help you out.

Cleaver Property Management is one of the worst I have ever seen in my life time. They never ensure orderly parking not do they ensure public places are clean. Pest problem has been ignored for a long time & they do not take ownership for anything. Overly expensive. Their contracters are very expensive while there are several other cheap ones in the market.
