Rented for a year and the property literally fell apart around us. Bodged repairs upon bodged repairs. It took weeks to do even a minor repair done properly, so many attempts to get fixed were met with angry customer "service" staff. Absolutely avoid as if your life depended on it. (read more)

We have rented from Wensum for nearly 2 years. The only gripe I have is occasionally they can be a bit slack at getting back to you from the Office but there is a particular lady who is always really helpful and gets things done if you do have any issues. Always had proper Contractors come out to fix things if something has gone wrong. Would quite happily stay with them for as long as possible. (read more)

Wensum Property Management: If you don't have any problems with the property, you're fine. If you do- don't expect to have anything sorted out. We had problems with the boiler and the same guy that turned up to show us around the flat at the beginning of tenancy turned up with a spanner... He said 'that'll do it for a while' - to which we asked when someone would coem to fix it properly. This never happened. We rented a property from Wensum for just under 2 years - we stayed with them because the location of the flat was great and the rent very cheap. The only problem, and it's a big problem, is their complete lack of customer care - when we called to get someone to fix something or to ask a question etc we would never receive a call back. Hi yes we are still renting with these guys and have been doing so for 12 years and we too agree that people only say bad things on here and reading some of the reviews they are laughable as we have found wensum helpful and very supportive. (read more)

Seriously, avoid like your actually life depended on it. EXTREMELY rude and unhelpful staff, often even offensive. Obvious they have little to no interest in actually helping their tenants. Their Customer service motto is essentially "Don't call us, we won't call you". Repairs take forever if they get repaired at all. Far easier to just do yourself. Rude and unprofessional. Don't trust them at all. I'll just state the facts: the flat was advertised as AVAILABLE FROM 20/1. When I viewed it, they confirmed the date. After filling in application form and paying fees, I heard nothing from them for weeks. I called them a few days before the 20th, and they said that they'll need to check the flat before I could move in, and if there was any work to do, I'd have to wait. I was with wensum properties for one year and within that time I was disgusted with their services provided. To start When we moved into the property we where left waiting basic documents for over a fortnight ie the contract, we also was not even told who the utility suppliers where or even how to keep damp from the property, for new renters not many know about this. I have read some of the other comments and think maybe some are a little harsh. Ive been with these guys 5 months now and when my boiler broke down they had the heating engineer there the same day. I have twin baby boys and if they hadnt got the heating sorted so quickly I would had to find somewhere to stay. Maybe they have improved. (read more)

These guys are the worst letting agents I have ever dealt with, they fired out guarantor forms without my consent, before even checking my references. They put twice the amount of rent on the guarantor form, therefore making the guarantor legally liable for twice the amount the rent is worth.
They fail to contact you when requiring any further info therefore leaving your tenancy application in limbo until last minute, possibly the most stressful thing possible when moving.

Where do I start? Wensum Property Management are the most incompetant estate agents I have ever encountered. They have extortionate admin fees for god knows what. They force you to pay £35 every 6 months to renew your contract. They have 3 monthly "inspections" of the property and didn't attend or tell us they were not coming. I do agree with alot of the comments, but also disagree at the same time. Wensum have always been rubbish with messages, and yes they don't seem to have professional handymen (more men with spanners who will give it a go). However, their customer service has possibly improved.

Well I don't even know where to begin. The fees are ridiculously expensive for the level of service you receive. Wensum Properties Norwich Ltd only exists because they do the absolute bare minimum that they believe the law requires.
When viewing the flat I was told I could have the futon mattress replaced for a proper one, never happened, now had to buy one. Keys were not exchanged at the flat, therefore Inventory And Schedule Of Cleaning List was not completed by an agent with tenant....

Wensum Property is a very poor agency, despite being cheap they are really not worth what you pay them. The agency is particularly poor at maintaining flats. We have eventually given up trying to get them to fix things in our flat after their excuses. (read more)

Wensum Property Management.
I moved into a flat managed by them, which I was told would be unfurnished. Imagine my surprise when I arrived with a van-load of my own furniture to find the property fully furnished. When questioned about this the woman on the phone said 'Oh really? I'll ask the landlord to call you and remove the furniture' Two months later...... nothing. I'm forced to rent storage for this extra furniture.
Without doubt the worst most dishonest agency I have ever used.

Wensum Property Management, Norwich Letting Agency are useless. They don't return phone calls and they try and put off fixing everything, and when they do fix it they do a half hearted job that needs replacing in about 3 weeks. (read more)

We have had problems trying to get damaged items in a property fixed and have had to resort to doing it ourselves and billing them. In our case they rarely returned our phone calls, messages didn't seem to hav been passed on and the level of customer service is awful.

Where do you start? Damp seems to be a problem not only in the house that me and my partner had but it seems the above comment also agrees (they arranged a gas inspection but we never saw any Corgi Registration docs). First of all our entire house was a joke. One of the rooms had a problem with damp, rendering it not possible to legally rent out the room, obviously, the other tenants would have been forced to make up the difference of having one less tenant, after seeking advice we were legally able to NOT have to pay rent until the problem was rectified (pending we mentioned it to Wensum every so often). Me and my partner rented a property from Wensum which to later find cats mess on top of cupboards and a lot of damp around the house and when which we informed the company and got told someone would sort it but nothing got done we also had a back patio window what was smashed when we moved in but that also didn't get repaired so until it was sorted we stopped paying rent and at the end of contract they wanted us out which we wanted out anyway they took us to court in which they won suprise... Despite regular request to Wensum Property Management (Norwich) to maintain the hedge directly in front of my 1st floor flat, this has not happened. Since March this year, they have promised to resolve this simple issue. This has not be done. The hedge is now level with my window and has grown as wide as it has high! They do not return calls when they say they would. Instead, the customer has to be the proactive one otherwise it appears to be forgotten.

The mould is because you don't open your windows, that is why you get condensation as well.
