Extremely appalling service. House in disrepair. Nothing done. Stay very far away if you want peace of mind. They will just take your money and force things on you. For your own sake, choose another company. They will also hunt and call you 20 times in one day if they have to. Lot so hidden problems with the property. Please stay away!! You will end up spending your life saving repairing their property. Just don't!

“AS BAD AS IT GETS….. AVOID AVOID AVOID”

Countrywide have failed in every aspect of service they are payed for, each person fails to acknowledge a single failing despite them being blatant failure on so many fronts. It as though it’s a company policy and the extremely high turnover of staff supports the unethical, immoral, unbalanced approach they take. The internal complaints process is predictable and embarrasing, they simply fail to address issues that highlight there numerous failings. There is no point in conversation or using there internal process, external escalation especially when they form trends to demonstrate their consistency. I would not want anyone to have the hugely frustrating and unbelievable ongoing problems I have had and am stuck with until contract end. Read the many many reviews and the resulting review rating that consistently reflects what so many other people feel and have clearly experienced the very same unacceptable trouble that I have. AVOID

“Incompetent”

The manage our residential letting and are completely incompetent. Our shower broke three months ago and they still haven't fixed it. They haven't even repaired the damage the leak caused to the downstairs flat.

“AVOID waste of time and never fix your property ”

very poor service. give the landlord wrong information. I asked them to fix my out build and I paid them GBP 800 then after 3 month they said sorry we did not do it because the tenant said NO. Despite they confirmed 3 months ago that it is OK with the tenant. All the waste of time after 6 months of trying to reach them. They do not answer mails for 2 months !!! AVOID . they waste your time and never fix your property.

“Poor Poor Service - Worst Estate Agents Ever...”

What a shocking estate agent. We have waited since may 16th for our deposit money back. They are just full off excuses and excuses and its starting to wear very thin. When we were in the tenancy they never even done 1 repair to the house, after numerous of requests. They are quick to take your money. Never ever use this again !!!!!!!!!!!!!!!!!!!!!!!!!!!!

“Awful Company, poor customer service WOULD NOT recommend”

I would not recommend to anyone to use this company for anything. Do I like this company? No, I do not. There is lots I do not like. This company is used to manage the green areas of the place where I live. We were given no choice. We (the area as a whole) pay this company over £13k a year to attend 4 times a year (as per what they told me). They only mow the green areas up to 3 times a year. They do not spray the weeds that grow in the kerbs unless you ring them and ask them to and then only after 3 or 4 telephone calls to remind them with no return call after leaving a message asking specifically to be called back. Then they did not check the whole site and only sprayed the areas I reported and left the other areas. There was a light not working. They tried to fob it off on the electric company. I rang the electric company to ask them to repair it. They confirmed it was this company's responsibility. After 4 telephone calls, multiple messages left with no return call and then 6 weeks after initially reporting it, it was eventually repaired. To pay the bill there is no way of paying it by direct debit. You have to physically telephone the company. Then if you are lucky and their system is not "down" you can actually pay it. Oh, and you have to pay it before 3pm because they don't accept payment after 3pm! BTW if you can't pay the bill at that time because their system is "down" they actually call you back, funny that how they are able to call back when they want money. I have not seen anyone on site the whole 3 years I have lived there. I could go on and on. This is a couple of instances. They are shoddy and just want the money they are paid without providing a good service. Once their contract is up I am going to ensure that they do not get a further contract. I would rather pay the guy next door £13k to look after the site then this company as he would do a better job.

“Apartment destroyed in 3 year tenancy ”

I was paying this company alot of money a month to manage my apartment tenancy. The agency never checked the apartment once during this period. The tenant was in my apartment for three years - took a cat in the apartment ( unknow) which then destroyed all the carpets ( cats urine), torn and destroyed a leather 3 piece suite, ripped wall paper in the bedroom by having removed something in the middle of the wall. Melted cooker knobs so oven bacame unuseable. Left the apartment before the checkout date and when the checkout was done ( no itinery was usd). The first time I was maade aware of the tenant leaving my apartment was 8 weeks after the tenant had given notice and someone phoned me to ask if they could release the deposit. This means that no one checked the itinerary at all and I was never made aware of the tenant leaving. I am now in a position where my apartment is unrentable - so losing money also. This agency do not care - just want to take money off you.

“Hopeless”

I have used Countrywide for years and they are hopeless. I would change but have a portfolio and use other agents and they are all the same so there is no point. The problem is no-one cares, at any agency, across the UK. They sit in their nice little offices will a wall covered in certificates saying how great they are, but actually, the only thing that matters, landlord satisfaction - after all, we choose them and pay them a commission every month - they are hopeless, no other word for it.

“Totally inept ”

Low grade rude staff that do not have the first clue about dealing with customers. This company has zero interest in doing the right thing. Do not even think about using them or being involved with any transaction they are involved with, it will only lead one way. You only have to google this company to see how much negative coverage they get.

“Totally Appalling company”

Wrote to the CEO to complain about the dire service and the fact they never respond to any letters. You would expect that the matter would be then dealt with someone with a brain. But of course this is Countrywide and it gets dealt with by another imbecile, who eventually just doesn't bother replying. Customer service is non-existent. She has clearly lost control of this company or just doesn't care.

“Dreadful service”

Dreadful company, Used them for a while to manage my house in Downham Market. Attitude of one of the staff was rude and arrogant, but the final straw was when I caught her out in a lie regarding a gas safety check. Enough was enough and I changed to a more local company. I wouldn't use Abbotts/Countrywide again and I certainly wouldn't recommend them. Poor communication, rude and expensive in comparison to other letting agents. On the plus (main customer service office and deposits department) were a pleasure to deal with, unlike the Norfolk branches.

“DANGER! Countrywide Estate Agents in Kent”

The estate agency in a Kent town lied through their teeth. They refused to give their head office number and states they didn't have one. Lie. They said it wasn't their fault but it was the solicitors - who were countrywide solicitors - they said they had nothing to do with them. Lie. They lied about the completion date which affected 5 people in the chain. It involved an elderly and sick couple having to move into a hotel a week before she had a heart operation. The rest of us had to sleep on the floor of our homes as lol our belongings has been removed and went into storage. The branch manager lied continuously and wouldn't return calls. He was patronising and rude. His negotiator was confrontational when I visited the branch and my solicitor who called at the time witnessed him hurling abuse at me. The mortgage adviser clearly had no idea what she was doing having witnessed a call she made to a colleague about a new build home. The area manager was more concerned with his weekend jolly in Ireland than finding me a bed to sleep in. Everyone abused the data protection rules and shared the details of two of God chain openly with me......what else can I say......Countrywide.....I can't name the branch but it is one starting with B the second word starts E and its in the county town of Kent.

“Never done then the work,when I refused to pay,they...”

Countrywide are a Management company for my flat in Milton Keynes, never stuck to there end of the contract, l kept asking but nothing was done. I stopped paying and after 2 years when they missed my money, admitted fault, but would not compensate and then took me to court. As I was unable to afford a top law firm I was unable to fight them in court. So from approx. £1300.00 charges due they made me pay £2500.00!! Plus I have to pay for there lawyers charges of near £1000. Been passed around the company to different managers over the years. They all leave. They even admitted fault by letter, but of course they had a small print in contract that states I cant sue them! They are rude, refuse to talk to me even to this day when I call to make payment they make me feel like a criminal. Sent me in too financial difficulties, debt management and depression. Every phone call with the company sends me in a panic attack. Found out today they have tripled my monthly fee as they want to do some work, tripled!!! They advised everybody a year ago, not me though as I am a naughty and don’t deserved to be informed of any changes. And know I have no say in the matter, its done and I must pay. I have decided today that I will have to sell my flat 9 years of keeping it going through the tough times of recession but I can not cope with them anymore. I will make a loss when I sell but that is better then being in emotional turmoil. If you buy a flat and it is managed by them, I would run away quickly. Never been treated so badly by a company, funny thing is I am paying for this service!

“Do Not Care”

This organisation has the worst reputation in the industry. It is richly deserved. I have lived in development managed by them and have experienced ridiculously high bills for everything, non-existent service and incompetent staff The guys that run this outfit simply do not care. I am at a complete loss to understand why they have not been shut down. An operator writh the worst name in the business.

Currently going through disputes procedure as bond been held back nearly two months due to countrywide losing files. Manager always unavailable due to Manager meetings but never it seems meetings relating to customer service as no promised callbacks materialse. “Worst Experience of my life!”

Countrywide Property Managment is utterly terrible, so unorganised from the start and in no hurry to help anyone but themselves. Losing track of rent payments and not getting a roof leak sorted are just a few of the problems I've had to deal with. Everyone completely contradicted themselves and didn't communicate any important information to me when they needed to. At one point they completely gave up communicating with me at all while I was trying to get my property sorted!...I actually had to provide them with a roofing contractor myself as they wouldn't pull their finger out! Over 5 weeks I have now been waiting to hear about getting my deposit back and it's only when I emailed them that I was told they are 'looking into it'. I would NEVER recommend this company to anyone, and I cannot believe that after such bad reviews, nothing has been done by the CEO etc...says it all really! Everyone stay well away from them! You'll end up in a web of lies & frustration!!

“WORST COMPANY IVE EVER DEALT WITH!! AVOID AT ALL COSTS!”

I have had nothing but problems with this company. All residents on the development I live on have been issued with an `arrears` bill for service charge. This is due to 3 years of Countrywide forecast for costing's being inaccurate, yet it took them 3 years to realise this. They have then hit all the residents with bills running from £1000.00 - £3,000.00 for `underpayment` for the previous 3 years, yet it is Countrywide who set the Direct Debits up and set the amount they would require each month, based on the forecast for the following year. How can a company that calls themselves a `leading provider in estate management` get it so wrong, and not notice until 3 years down the line, then send out threatening letters holding residents accountable for their own incompetence. They also are trying to add £60.00 administration charges for letters sent etc. I hate this company and wish there was something that could be done. They rip people off, do not care about peoples lives and just care about money, I don't know where all the money goes as our gardens are sometimes left for months on end. THIS COMPANY IS A DISGRACE I WOULD GIVE NO STARS IF IT WAS AN OPTION!!!

“Don't buy a property on a devleopment that uses them!”

Shocking, absolutely shocking. They provide the estate management for a Crest Nicholson development I brought on over 4 years ago. I would actually refuse to buy a house moving forwards from a house builder who uses Countrywide as their management company. Each year their service charge budgets go up DESPITE the previous year, on ALL occasions, being 20% UNDER budget the year before! I don't really have an issue with the money Countrywide do spend on the estate, but this 20% is never refunded back, meaning over the last 5 years they've had nearly £70k off people on the development which has disappeared into their back pockets. They have not published or audited their accounts from 5 years ago! I have no idea of the legality of it, but this shouldn't be possible. Once you do get into this position they will refuse to deal with you. Multiple attempts to contact them will all be ignored until you're forced to bring in outside help. They should clearly be refunding the overspend by offsetting it against next years service charge since they already have the money in the bank.

Interesting your tale about Budget/Expenditure difference. Firstly, monies do not have to be "reimbursed", unless specifically allowed for in Lease. That's the bad news! Secondly, There appears to be a common thread - the computer system that they use doesn't do a simple "Budget less Actual Expenditure = Profit or Loss, divided by TOTAL number of tenants = individual credit/debit" exercise. They seem to only take into account actual income, so if any tenant is in S/C arrears, they ignore the value of the debt in their accounting. This is a basic error. I suggest you look to apply to the First Tier Tribunal for a change of Manager.

“Rip off company ”

Hi countrywide property management try and get you to use there maintanace company for repairs 5 times the cost of a local maintance company. Also very slow getting back to you unless its a repair that needs doing and they wont to quote for work. Last straw was £90 to tell tenents there short term six month rental contract would not be renewed. Changing companys going back to a local small company not this large rip off companyt.

They add cost lines into the service lease agreements that don't exist. And finding it difficult to get rid of them. They have done it again with us this year adding in for costs that don't exist. Still battling on trying to get all inovices and breakdown on the accounts as nothing adds up correctly. Any advice from anyone please

I'm looking for some advice?! I recently received an invoice for over £3,500 for 'exterior repairs and decorations' from countrywide. This has been split from over £200,000 for all the flat owners, one block of flats somehow excluded for being owned by another management company. It is also due in 3 months, not long to raise that sort of cash. I can't see how on earth the cost is this high and I don't see why I should be having to pay towards it, especially the ludicrous figure. I've hardly seen any decoration or repair in two years that could lead to such a high charge. Other than requesting a breakdown of the cost and seeking help from the Citizens Advice Bureau I'm unsure what to do. Seems going to a tribunal is going to cost £500 or so and that in itself is a lot! Any advice would be appreciated?!

I, like many other live in a communal building managed by Countrywide Estate Management. I am speaking with all residence within my building and we are all in agreement that we would like to apply to manage our own building and appoint our own maintenance company. Can anyone help explain the process or procedures we now need to follow? Any help is greatly appreciated. Many thanks

I would not move to Countrywide, they are an all under one roof organisation and out of the 50 plus times I have dealt with them, both as a customer and from a 3rd party angle, I cannot say I feel my expectations have been satisfied. They are a large company and have some good aspects but for service and attention to detail and the personal touch and piece of mind I would look to a smaller more focused company that specialise in this area. Hope this is of help

I unwittingly ended up with Countrywide when I let my property through what I thought was a local agent - an absolute nightmare - left me several thousands of pounds out of pocket - complete mismanagement from start to finish, couldn't provide the information I needed to provide my solicitor to launch a court case against previous tenants ......because staff had left .... so they didn't even keep a proper file on my property, couldn't respond to many of many complaints for the same reason and I'm now in the process of making a formal complaint to ARLA who have had a huge number of their regulations broken by Countrywide in my case alone - you couldnt pay me enough money to ever use countrywide again.
