    I put down a holding deposit via bank transfer for a flat after confirming with this agency for a property I viewed a week earlier.
    I then called their office to ask whether my payment had cleared into their account. I was told that another client had put down a deposit days ago. They went onto say that they could not accept my tenancy application and that they would have to return my deposit.
    They sent me the quotation and payment details only a week before and never told me there was another person interested in this flat. Otherwise, I would have made my payment a few days earlier and made sure my flat was secured before any one else could make a down payment.
    I had no time left as I had to move out of my flat within the next 2 days. Out of desperation, I then offered them £20 more rent a week then the other party paid. This agent did not accept the higher rent.
    Normally an agent should inform the landlord of a higher offer or automatically accept the higher offer on the landlord's behalf.
    I asked them to pass me the landlord's details in order to discuss but they said they are the landlord which I did not believe.
    I then asked them to make my holding deposit ready to pick up within the next hour so I could go to their office to pick up my money.
    They refused to pay my money in cash but instead asked for my bank details in order to issue a refund or offered to write a cheque if I had to go to their office. I believe I should have been able to get my money back immediately after having been refused the flat. In the end, they gave me a cheque and it took me a few days for my money to clear in my account.

    I have previously rented two flats through this estate agency and I have been very pleased with their service. I was reading some of the negative reviews on this site, and I find them rather confusing and completely different to my experience.

    An agent makes group viewings only.
    I went a viewing for a flat at 5pm which was a studio £150 p week rental price and all bills included to rent.

    I believed I would definitely take this flat. When I arrive to the property there was at least 20 people on the door was waiting for agent to arrive.

    they require an appointment if you need to visit their office which i never seen with any other estate agent. they never answer phones after phones after 6:30pm
    while many other agents even arranging viewings for the properties till 8 and 9 pm. i called and remind them why they are not answering the phone and arranging viewings for properties after 7 pm. they came up with a funny answer such as we are not a letting agent we are a property management company.     I think that the reviews that have given Westken lettings agent FIVE stars have been most likely written by the Westken staff themselves who probably have nothing better to do with their time expect for repair their damaged reputation.
    Do not believe the "five star" reviews that you read; they are vampires that suck the blood of innocent people meaning that you will just become another victim to a corrupt company.

    I first came to London as a student. After a horrific year staying in the student dormitory (eight boys and no Hoover!) it was more than time to look for alternative accommodation. My first flat was procured through a friend of my mothers who was an antique dealer.     I am so please with my choice. Because I seen most interesting properties with Westken Estates and rented one with a great value.I can recommend them to everybody. The same old method. I found them through a friend who rented this great open plan interior designed 1 bedroom in Pimlico, facing to St George's Square. She has no intention moving out but if she does I will rent it straight away. Westken e-mails the available properties to us first if we want obviously (to their internal tenants) ...

    Compared to other London letting agencies, West Ken Estates are a complete nightmare in my experience. Their Customer service is dreadful, and unfriendly - they didn't reply my your emails and they just left me hanging and waiting for answers. You get the feeling that they really couldn't care less about their tenants or prospective tenants. The whole process of renting a property from them is an ordeal - it takes ages, there are endless delays and no one can be bothered to tell you what's go ...

    I had rented a flat in Victoria from Westken in 2002 and been staying there for 3 years. My flat was well maintained and I never had any problems during these 3 years. The rent was never increased during my tenancy which I have never seen with my other landlords. We had to change our accommodation as our new baby arrived.     I am so disappointed with Westken Estates, the level of customer service was shocking, their care for tenants safety was non existent. The flat was not ready and the fixtures and fittings were at an all time shocking low. Trying to rectify problems with them is impossible, you get to speak to the receptionist but that's it, apparently no one is ever available to take calls, if you are lucky enough to speak to someone it is incredibly rude and hard to understand.
