Absolute Mortgage promised me that they'd be able to close within 32 days. I promptly provided them with every document they requested. Throughout the process, they ensured me that they were on track for an on-time closing. At 2 days before scheduled closing, they said that they'd have to delay closing by at least 2 weeks due to "high loan volume" and because "we had to protect against occupancy fraud". I would strong suggest that anyone considering Absolute should review the posts here and at the BBB. I will not go through my situation in detail but one star rating may be too high. If you have a lot of extra time and enjoy poor service and overpaying, than possibly consider Absolute, otherwise, go anywhere else and you will be better off. (read more)

We started the process of trying to refinance our home with Absolute Mortgage in mid-December 2012 and by February 20 we were through with them. We have stellar credit, no debt and have been in our home for over 15 years. So my mortgage eventually close but my experience with this company was very poor. I could not get[name removed] to return ANY phone calls and even a call to her supervisor went unanswered. Repeatedly I asked them to lower my loan amount as they had it too high. They completely ignored me and when I went to the closing table I ended up with a check I didn't want. I have been dealing with Absolute Mortgage Company on a refi of my condo since August 2012 (6 months!) and it has been nothing but a series of broken promises, delays, changes in requirements and I place most of the blame on my loan processor's incompetence and his poor understanding of my property location and the lender's requirements. We've gone through all the paperwork, paid for the appraisal, but are unable to get any information regarding the staus etc of our loan. Emails, voice mails etc go unanswered. These guys will quickly call you back when you enquire about at loan but that is the end of it. they will not respond to emails, not answer the telephone and not address any questions/concerns. Absolute wasted 2 months of my time, never finished the process and simply stopped responding. To get these guys on the telphone you need to trick them into thinking you are interested in a new loan. Low rates and low fees on their web site are just baits to hook you up. Once you submit your application, you will never hear from them again for a long long time, long after the rate lock expires. A friend of mine had a horrible experience so I decided to talk with Sherry Metzinger since she had good reviews. Thankfully, I did that as she was very helpful and attentive to my needs. Very negative experience. I set up a refinance with a 30 day lock. I am an excellent credit risk, so I completed all requirements for closing by day 22 of the lock (I was "approved" for the loan and underwriting was complete), except that the appraisal of the home had not been properly ordered yet by Absolute and had not occurred. I was very pleased with the service and attention I received during the finance of my new home purchase with Absolute. I had previously refinanced with another company and that was such a hassle. When you are refinancing a loan for a house means a big thing so you will always have questions while loan processing. Can you do DIY (Do It Youfself)? Absolutemortageco.com gives robotic services there is no humans out there. They advertise a low rate to get you in, but then the nightmare starts. They ask for all sort of information, it is never ending. They promise a quick closing, but they drag it on and on and keep asking for all sort of financial information. I suspect they gather these information to sell it. Very frustrating. I found out about this company on bankrate. The rates looked great so I applied online and within seconds got a call from Brennan Hubbert and he sent me the 57 pages loan application. I signed every page and emailed them back to him the same day. I called him everyday for the next two weeks and never got him on the phone. He never even replied to my emails. The rates were higher than he originally promised. That was a really bad experience and I hope you won't fall for their trap. (read more)

Very Rude processor. Her name is Ebony. You should absolutely stay away from absolute mortgage. She lies, and deceits. You never feel like you can trust her. I caught her lying multiple times. Hours were spent by me scanning documents, emailing, following up by phone. My "loan officer" never had the right answers. He would promise to check on things then email me the same questions again. Turns out he had all the information he needed to advise me from the first call. His manager Ebony Napier was outright rude and condescending and never took the time to hear what I was asking. I applied for refinance with absolute morgage. After the interest rate lock (45 days) i came to know , these people are brokers for Quickenloan. There was dealy sending the appraiser to my home and appraiser delayed sending the appraisal report. The absolute mortgage appaiser were not good people. They value your home lower than market value. I wish that I had read your review first. I had a positive dealing with Absolute several years back so I decided to use them for my refinance. They gave me misinformation; I agree with you totally about your loan processor (mine as well); my rate lock ran out, too, due to their misinformation to me and they blame me for not closing on time! The customer seems to be always wrong with these people. It's costing me an additional four hundred something dollars to extend my rate lock for 30 days. I was told 4 business days ago that it would take Quicken 48 hours to process my loan... still waiting. I am now stuck with them due to all I've invested so far. I will never recommend this company.

I do wish that I had read your review before I dealt with this company. I had a smooth transaction with them years ago so, blindly showed my loyalty by using them again. I am in the middle of a refinance which was supposed to close a couple of weeks ago but, due to misinformation being given to me, I had to abort the closing. Since that time, I have had to pay an extra four hundred something dollars to extend my rate lock for a month while Quicken decides if they want to lend me the money that they were willing to lend me for the first closing. I am dealing with the same loan processor that you did and I totally agree with your assessment; I had to prove to her that the money I had taken out for the first closing was, indeed, the money I deposited in my bank account when the first closing didn't happen... the withdrawal and deposit amounts were, of course, identical. Four days ago I was told that Quicken would have an answer in 48 hours... ummmm.... this makes me a little nervous about their math if they cannot even tell time. I have also been told by my loan originator that the reason the first closing did not happen was my fault. These people are not only incompetent; they are arrogant, as well. The customer is always wrong here. Now that I'm in so deep, all I can do is wait but, if they go past my next rate lock, I will be very tempted to take legal action.

Applied for refinance loan in March. After the application was in, no response to phone calls and emails about unexpected delays. From start to finish the process was very smooth and I closed within the 45 day lock period as promised. Locked in on rate and fees. Next delay on appraisal delay on paperwork. The gfe changed 3-4 times. Went from out of pocket 2700 to 4700. I was referred to Absolute by a friend. He said they had low rates and a poor bedside manor. I figured what the hell as the rate was low. From the date of my application to the time I got a call for the appraisal was 2.5 weeks. I was told they tried to call me several times. Situation: I entered information on the website and saw some rates and fees. Possibly I entered that information incorrectly (they say I put single family instead of 2 unit). I doubt this but I didn't take a screenshot of the webpage so I don't have proof either way. I then applied for that rate and those fees. - The person that contacts you and that you work with might not even be licensed in your state. I'm told as long as they don't talk rates and fees with you then that's fine, which if you go through their website then they don't really talk rates and fees to you. Just FYI, you might not be dealing with a true professional. I suggest if you do make the poor decision to more forward with this company you only talk to a professional that is licensed in your state AND that you get everything in writing, such as an email. PLUS, take screenshots of the webpage and keep every document.

I've used Absolute in the past (3 times), recommended them to family, friends and co-works. They have become total non-responsive, can not get any support, NEVER return phone calls. I’ve even stopped by their “office” twice, both times it seemed like they were have a party and were really disturbed that I had the nerve to “show up.” WOW, find anyone else. Very unresponsive representative. Then when I get to talk with him, I get the "I'll get back to you", which at this point has a 30% chance of being true.

I have done many mortgages over the years with refis. This one was a disaster. I dealt with Tonya. The firm screwed up scheduling my appraisal despite two email inquiries about what was going on. Then they tried to blame me, claiming that they had asked me for information. When I twice emailed back the full string of emails we had, and asked them to forward the emails requesting that info, they avoided the question, because they were lying. We've used Absolute Mortgage in the past for refinancing, with no major problems except that the closing was delayed several times. Staff were responsive, and polite. We have done home mortgage financing twice with Lonnie Cooper from Absolute Mortgage Co. and got very good mortgage rates. They offered "No cost refinancing" and we didn't pay any closing cost and got the appraisal money back at closing time. It is convenient to have loan with Absolute. Our experience with Absolute Mortgage has been a largely positive one. Transitioning from a larger bank mortgage to a smaller lender proved worthwhile. Not only were we able to secure an exceptional rate, but the brokers we worked with were knowledgeable, friendly, and most importantly, on top of things. I have done two refi's with Lonnie Cooper. Both transactions were excellent. Lonnie is straight foward and honest abuot what he can offer. Always stands behind he word. Processing is efficient and professional. I found other brokers promised a better deal but when all the numbers are compared in detail Lonnie's products are among the lowest cost out there. I have used Absolute Mortgage out of PA a few times and I have recommended them to my friends/family. They don't always have the best response time, but I'm only calling them, along with everyone else, when the rates are dirt cheap. Its a trade off...if you want an immediate response and don't mind paying a point higher then the going rate, call a big bank. Absolute has always been friendly, knowledgeable, and (slowly) gotten the job done at a great price!

Recently used Absolute Mortgage in West Chester Pa for home purchase. They make false statements to get your business and as the loan progresses they cannot deliver. I have used Absolute Mortgage on 3 occasions and they were great. They consistently offer the lowest rates out there. I referred my brother to them, as well, and he had a great experience. We specifically used Lonnie and he made the whole process painless. He also took the time to answer all our questions thoroughly, with a quick response time. There are always 2 sides to each story. As in any review of this type, the broker does not have a chance to explain the circumstances. I am in the mortgage business and closing loans are very challenging today.
