Very poor service. The case manager didn't look at document properly at all and rejected without even looking at them the first time. I appreciate I'm not a standard case as I'm a director of my own limited company, and therefore I pay myself what I need or feel like. In their view I was therefore high risk as dividends was becoming less over the years, even though the reason was my wife was now receiving some of my dividends. Dreadful service. Despite perfect credit record, declined on a 70% LTV mortgage. The reason for this is because I am married to a Chinese wife --- the fact she has a perfect credit record and is a landlord over a UK property, and has no share legal or indeed equitable in my property was irrelevant. To round things off I have been told an adverse judgment might be put on my credit file, which may result in me being unable to apply for future mortgages from other banks etc. So, if you are... My partner is on a temporary contract, so we were torn between applying for a joint application mortgage with Yorkshire BS (great rates) and a single salary mortgage in my name with Halifax (higher income multiples). Despite the lending criteria set out on their website & the process to go through this, YBS DO NOT STICK TO THIS ADVERTISED POLICY. They always request - in my casevafter 2 1/2 weks intothe process - an SA302 HMRC form despite being given all the information that is stipulsted. We applied directly in branch 2 weeks ago for their great deal 90% LTV FTB mortgage. Took all the paperwork- said we wanted to borrow around £110k She did the credit check in branch there and then and said it am back perfect and as a "super pass"- told us to come back when we have had an offer accepted on a pretty and we could finalise the mortgage application Yesterday we had an offer accepted on a house for £99k which was less than we originally wanted to borrow. Found the property we wanted to buy in November 2011 and had our first appointment with a YBS adviser on 25th November - due to the length of the process, inefficiency and miscommunication by their staff we are nearly two months on and still don't have a confirmed mortgage offer and valuation. Our buyers are getting twitchy (and have now had to move into rented accommodation while they wait for us to complete our purchase!), and our vendor wants to start offering viewings to other potential... The customer service is terrible. You are never kept in the loop as to what is happening. You call for an update at which point they tell you that you will hear something tomorrow...you don't! The next phone call is then littered with excuses. In brief, applied for a mortgate on 1 October 2011 - hoping to move in before christmas. I have recently submitted a mortgage application as we are moving home. As an existing YBS mortgage account holder who was happy, I just reapplied to them. The process, so far, has been a nightmare! On their website at the time of teh application, they said they would usually process the application on the date if receipt. Very disappointed with Yorkshire and just changed to HSBC. Wne rates drop they do not adjust their trackers to the absolute latest contractual time (up to two months after BOE change). When they were going up it happened virtually the same day. They have kept their SVR extremely high (4.99%)right throught he recent 0.5 BOE days when everyone else was helping customers with rates around 3-4%. Gready lot. I took out a re-mortgage with the Yorkshire Building Society. I did a 10 year fixed rate mortgage.
This being the 4th mortgage company I have been with, and they are by far the best one I have used, proving that they are not all much of a much-ness!
They helped me weigh up the best options available for us, and the deal that was on offer really was great!
They give you the facts, and then they let you make your decision in your own time.
They don't offer gimmicks, just honest advice.

They are not here to help the honest home buyer. I wanted to buy a retirement property to live in on the coast. I already own my home. I have recently moved in with my partner who owns her own home outright. Because I retire soon I wished to buy myself a retirement home by the coast and the mortgage would be repaid from the sale of my home upon retirement. I have been told by them that I was trying to get a buy to let property through the backdoor. What absolute rubbish. They declined to assist even though I met every other criteria. Madness.

I've just had a similar issue but not paid a fee. They rejected our application because my wife's initial wasn't on a bill asked us to get it put on and still rejected it. Problem is we've wasted over a week with them endangering our house purchase. They like sucking people in with low rates and then finding a reason not to proceed with the application. I'll probably contact the financial ombudsman as they shouldn't be getting away with it.
