    I will not be using this mortgage company again. Very poor service from Guaranteed Rate inc until I paid money to lock the rate and did the application were very responsive. But after that, very poor service, very disappointing. Have to call multiple times, send email with disappointments and then will call. Lot of surprises, she surprised me with additional charge of $2700/- to extend the time. Why did we have to extend, because of not keeping up the time to get clearance of loan. It if 4:11pm now today, I have the closing at 6:00pm she has not called to tell me what the closing costs finally is. She had promised to call and walk through the final numbers first thing in the morning. I will not advice anyone to use this mortgage company.

    Guaranteed Rate Inc was all in all, it was a disappointing experience. I paid the $350 application fee based on a representation that the good faith estimate was solid. I spent hours working with guaranteedrate, and 4 hours before closing, I finally got the loan papers, with an extra $1200 in fees. Very disappointing - my broker never told me that I would incur lock fees if we couldn't close in 30 days. On top of that, they charged a "subordination fee" to apply to my secondary lender for ...

    Guaranteed Rate Inc is the worst lender I've ever been involved with for a home purchase. The Underwriter here has been very demanding, maybe due to the times, but my file has been in this office for 78days and they are just now getting me a clear to close. EVerytime we met one condition they came back with 2 more. Myself and the builder are both fed up at this point. It's now 32 hours before i close and I don't know the amount to bring to closing yet.     Guaranteed Rate gave me one of the lowest rates I was quoted, and delivered in a fully professional and competent way. I think that the experience is based on the individual you are working with. I have had bad experiences with both large and local lenders. I found Guaranteed Rate to be a very competent company that delivered on rate, cost, and time. I would recommend them to anyone.     The entire loan application and commitment process turned out to be nothing more than smoke and mirrors with Guaranteed Rate. I started working on a home loan back in November and could never could get a straight answer from the mortgage broker. It cost me additional out of pocket interest, over charges, many hours of lost time and the potential to loose my new home in forclosure as I still have not secured financing and I'm all ready two weeks past due with the construction note, wow!

    For the second mortgage in the amount of $46,500, I was quoted a 30-year fixed rate of 7.5% with no fees from Guaranteed Rates Inc. Yes, it's a 30 year fixed rate as I requested. When my wife and I went in to sign the paperwork, I found out that they had added a $290 application fee and a 1% origination fee. They then denied ever saying the loan was without fees.
