Absolutely disgraceful customer service! Have been so unhelpful all the way through buying our property! Never returned any of our calls.. Sometimes for DAYS! The guy selling the house was meant to move out and leave the keys with them at 1pm.. It's now nearly 2 hours later.. No sign of any keys and reeds Reins couldn't care less.. Reeds Rains in 6 months has proved to be an atrociously managed estate agent. The properties are lovely but there is poor communication, poor maintenance, total lack of care. They are quick to grab your money and awfully slow to provide customer service. Routine is "we will call you back later" and then you wait forever, which is rather rude. still the issues have not been sorted out. Definitelly not recommended. (read more)

They then call me to book an appointment, later I find that it was never booked, by someone who did not seem to give a damn about me. If you do let from this agent watch out for: 1. The £180 Sign on Fee 2. Spark energy...they probably will have signed the property up to a rip off tariff (that they will no doubt take commission from). They may tell you can easily cancel this when you move in by phoning an 0844 number (use say no to 0850.com to get a normal number and record the call- as Spark will claim that you never cancelled in time!) 3. We are with the Canterbury branch and they seriously lack people skills and have no idea on how to be professional! I would never recommend these people to any friends. Avoid this letting agent at all costs, they are dishonest money grabbers. They lied about the property we rented and they will take any and every opportunities to try and fleece you for more money. I don't think their repairs phone number has ever been answered once even during the stated office hours, all I've ever got is an answering machine, I have my doubts that the office is even staffed when I did finally get to talk to someone about repairs I was constantly lied to. Complete incompetence. The central collections department have not got a clue and the staff just don't seem to care. The inspection reports are made up as no-one actually bothered to inspect the property at all, which they pretty much admitted. I would not even rate them a one star, they are that awful. Let my property through Reeds Rains. They weren't cheap but service sounded good and, as I don't live near the property I wanted a service I could trust. However, as soon as the branch has your business they pass your file to a central management centre. The staff turnover at the centre is high but they don't make sure that queries are picked up when staff leave and communication can go unanswered. Reeds Rains is the worst agent ever! They charged both me and my landlord for repair but they never ever sent anyone to check or repair at all! They charge me £150 everytime when I renew my contract. They wanted to charge me £200 late payment fees for 1 day delay which was their card machine's problem but not mine! I lived in a house that they let and they didn't have a clue. They were supposed to do monthly checks that never happend, when I reported anything that had been damaged or was faulty nothing was done about it. They also charged all of the tennants an extationate amount on moving out of the property just for cleaning, it's just ridiculous. They never seemed to have a clue what they we're doing, talking to them was like talking to a brick wall. I would warn everyone not to use Reeds Rains!! (read more)

They must be the only estate agents where anyone can go into the office to buy a house CASH and they refuse because you have not viewed the property. so you book a date to view and on the morning of the viewing they contact you to say we have had an offer that has been accepted do you want to cancel your viewing. Same has happened to us to-day regarding a property in Higher Walton, Lancashire. 5 Bed Bungalow in land and trees. Seems it's a regular thing. BUYERS BEWARE. Even though we were informed an offer had been accepted on it the day before we had arranged to view, we were asked if we still wanted to view and make an offer. So if you are the person who thinks his offer has been accepted be aware you might not end up purchasing if someone comes along with a better offer !!

Tip to anyone vacating a property with any agent, always take comprehensive photographic evidence of the property and if you can get someone to witness the condition who will be prepared to sign an affidavit so you can take the agent to court.
A deposit is for damage to property, missing items or rent arrears only, nothing else, it certainly does not include normal wear and tear. A landlord might be inexperienced enough not to know this but an agents will or should be and, as far as I am concerned, this behaviour which seems to be common constitutes deliberate fraud.

Well i was just considering using reeds rains in didsbury to mange my property when i was advised to check the reviews. I find it hard to find any good ones . I was told you assign the same staff member to deal with both tenant and landlord. Seems that is not the case and its all done by your head management office. Think ive been warned

As a tenant I can tell you it is not just landlords they do not give good service too. Among many many incidents which prove the incompetence and un-professionalism of Reeds Rains the most striking is that Myself wife and 4 young children were left with heating or hot water for 3 months during the winter of 2010/2011. The issue only got resolved when I got the local council involved. AVOID REEDS RAINS THEY ARE NOT FIT FOR PURPOSE!

We moved in our property with hurrendously high agency fees, only to find that they have switched our energy supplier to a ridiculously expensive Spark Energy Company. We only found this out upon an arrival of a bill for £125 for one months energy supply. So not only do they take £200 for agency fees they also must get a lump pay out for switching their clients to Spark Energy. I am not a happy customer and would avoid at all costs. We have just been in the very same position!! It has taken many phone calls and arguments with Spark Energy Supply Ltd for them to 'unblock' our meters so that we may choose our own suppliers...a practice which is supposed to be illegal nowadays according to British Gas. Please be very wary when signing up for a rental property with Reeds Rains.

Spark energy are a disreputable company known for blocking switches without any good reason, we took them to the energy ombudsman who found in our favour and awarded us compensation.
As, at no point was switching energy supplier agreed upon during negotiating the rental, you may have a case under unfair terms in contracts legislation, that they did this illegal without your consent and if you lost out financially as a result then they should compensate you.

In twelve years of letting properties, I've never encountered as poor a letting agent as Reeds Rains. They were great up to the point where I signed the contract, but at that point I was no longer handled by the local office in Hillsbrough, but the central lettings office. Just as bobbymoore wrote over a year ago.
Utterly incompetent at managing on your behalf.
They are however excellent at taking payment that is due to them.
If you challenge them on anything it is always a hassle.
Any sign of something not being correct then they are only too happy to pass the buck/offer excuses/try and wriggle out of it.
Maybe I'm just the exception to the rule but any money says I'm not.
Save the management fees and do it yourself - these are overpriced and way overrated.

Hi I have been looking for a home to rent and found a sutable house on the Long Causeway, Stanley, Wakefield this house was being offered by Reeds Rains
Wakefield office on a 6 month lease, so I rang the office on monday afternoon
and was given an appointment to view for Wednesday 3pm. So on wednesday afternoon I got up ( as I work nights ) and travelled to stanley which is quite a way from Rodley leeds on arriving early I rang Reeds Rains wakefield office to check someone would be arriving...

reeds rains estate agents is definately the worst estate agents we have ever dealt with we had our property for sale wit the chapeltown sheffield branch for 5 mths with 1 viewing we appreciate it is a difficult time we only had 3 phone calls from them in all that time no courtesy calls or anything so if your thinking of selling stay well clear of this company (read more)

Used reed rains estate agents to let my property. Their quarterly inspections were inaccurate. They let the tenant leave owing rent. Their rent insurance didn't pay out, they told me to read the small print. The staff are incompetent in letting procedures. The staff pass the buck to each other aa the time. (read more)

I had a similar experience of reeds rains lying and trying to blame the landlord for the inaction when he had never been contacted by them.
