I haven't actually rented a property with them (Strutt & Parker) yet, I have been trying to find out what charges / fees they make to tenants. We have been quoted £ 250 , for an £800 pcm house, I think that's disgusting, another house from another branch in Yorkshire was quoting £200 for a £750 pcm house, eh ? why the difference. I managed to find another of their properties where the charge was £150. I can't help feeling that someone just sticks their finger in the air and plucks a number.
There is NO, a big fat ZERO info on their website about tenancy fees, no term & conditions. Why does it all have to be such a bombastic mystery?

We currently rent and each year the agents charge us £60 to photocopy our agreement, that would be Countrywide (just rubbish !!)
