Good Points

They came around quickly for a valuation (no surprise there, eh?), and we arranged a 1% multi agency fee.


Bad Points

Agents were late for viewings, and kept arranging viewings at times that meant that we had to show people round and they didn't.
The manager never returned calls.
Poor advertising strategies.


General Comments

In addition to the bad points, we also suspected them of showing people round who had no interest in the house or could not have afforded it - one reason we suspected this was because of the behaviour of the people who came around, and because whenever we got a bit shirty they would suddenly find a viewer to encourage us to keep them on. When we had a terrible offer (£49k below asking price) we were pushed to accept it and to tell the Bairstow Eves estate agent what our lowest price would be - and there we were thinking agents are supposed to get you the best price for your property! They tried to arrange a viewing for someone with less than two hours notice who was "only in the area for a day" and wouldn't be coming back - so why show them the house then? They arranged a viewing with someone who wanted to see the property quickly for two week's time. This person then viewed the house through another agent. When we recognised the name we asked BE to check - they said they couldn't get hold of the viewer - whereas when we asked the other agent five minutes later to try, they managed it! They also said they only had one number for this viewer, then ten minutes later they said they had two numbers! They just sent us a stroppy letter claiming they hadn't had any ID from us and would stop marketing the property, but as they don't seem to being doing any marketing anyway, and we are also with a much more professional agent as well as marketing it ourselves, we aren't particularly bothered! We have interested parties privately and with other agents, and we will hopefully sell through them, not BE.
