Good Points

Unusual and appealing situation, with good-sized rooms and balcony or terrace around a large private garden with trees, water, animals and birds appropriate to location. Quiet and restful.
Excellent, attentive staff. Enjoyable and varied cuisine. Interesting old photographs in the bar from colonial days.
Marvellous pond by the open-sided dining room, with terrapins and large goldfish (carp?)

Bad Points

Difficult to find any specific to the premises. The construction of the rooms with concrete beds and sofa may at first seem strange, but why not? The mattresses are fine. The whole concept of the hotel is off-beat, and all the better for it.
Can be up to five hours transfer time from Colombo airport.
When we were there it would have been very easy to have a very nasty accident falling down the drop from the swimming pool bar to the garden level on to concrete in the dark.

General Comments

We enjoyed the difference at the Beruwala Tropical Villas in Sri Lanka from the standard soulless we-could-be-anywhere hotel, and the unique pleasure of sitting on our large balcony nearly level with the trees, watching and listening to the varied bird life and the monitor lizard and mongoose etc. The "toddy tappers" climb the palm trees every day to tap the coconut sap for making Arak.

The enjoyable water and land excursions are recommended to surrounding points of interest.

Try not to have to use the loo on the coastal train.
