General Comments

After being messed around by the Halifax for a mortgage, I thought Abbey was a breath of fresh air. I have virtually everything with Halifax (current account, car loan, all the insurances, savings, share dealing), but they were useless when it came to a FTB mortgage. Apparently they only want re-mortgage business now. Moving back to Abbey, they were recommended by family (loyal mortgage customer for 20 years), rang up late evening, swift telephone application with a wonderful young Scottish lady. All the documentation came quickly to sign and only needed 1 piece of ID, as they could do the other by phone. Got a mortgage offer in principle from them within days. Great. Until their valuer went round to the property. I heard nothing for days, and then weeks, despite leaving numerous messages. Then I was told the application didn't meet their underwriting criteria, despite them already making an offer, subject to survey?? Original adviser was very apologetic (not her fault), but the underwriter (more senior) was extremely unhelpful and rude. I had wasted money (hundreds of pounds) on their valuation, which they were unwilling to refund. Suggested change the product, or repayment term, or even interest-only as I really didn't want to do another application elsewhere. Unwilling to help or listen. So I went into their local branch expecting to see a face-to-face adviser, but the manager was their on her own, with rows upon rows of empty desks, all the counter staff were in the back having a leaving do!! Needless to say, I wasn't impressed at all, and despite giving them various leads *bank account, investment advice, etc* they seem uninterested. I have since taken all my custom to Leeds Building Society, who seem much more organised and customer-focused!

It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner...
