General Comments

So our house is up for sale with Your Move.
48 hours after it going on the market, we have accepted an offer which we are delighted with.
We are also told that out buyer is having a large deposit from her mother and that her getting a mortgage won't be a problem, Fab!

A few weeks pass by. In that time we have found a property, sorted out our mortgage and had a survey done on our property we are buying.

I give Your Move a ring for an update, to be told that because of the large deposit being given by her mum, our buyer would be getting a small personal loan and should be sorted in a week or so.

2 more weeks and another call by myself to get a progress report, to be told our buyer is now getting a mortgage, as the interest rates are better with a mortgage (I could have told her that).

2 more weeks and still nothing. Our buyer has been at a funeral and had builders round etc.

Now, we are paying Your Move in excess of £1500. This was not good enough in my opinion, so I write a letter to the branch manager expressing my concern about the lack of activity and the lack of contact from their agents. I am then told that she has now sorted her mortgage, and not to worry as the survey would be done in 48 hours.

2 more weeks and no contact from Your Move. We resort to phoning the place where our buyer is getting her mortgage to be told that she is struggling to get a mortgage as she only works part-time.

So 14 weeks down the line, we have the survey done, and at the time of writing this, we still have no guarantee that she will get this mortgage.

Your Move never called back when they said they would. We have been more than frustrated with their poor service.

Use the Halifax, as they will chase anything up for you.

Your review made an interesting read for an Estate Agent like myself. There are some elements Your Move could not have done anything about, others they could. For example, to avoid the entire confusion, the buyer should have been financially qualified by a Your Move financial advisor. This would have proved the source of funds and that the buyer can afford the property. They also should have chased the buyer at least once a week to get detailed updates, and then inform you. However, the buyer has the right to change how they finance their move. Also, surveys can take anything from 48 hours to 6 weeks to be booked, depending on the lender (ALWAYS ASK YOUR MORTGAGE COMPANY HOW LONG IT WILL TAKE!). Lastly, your agent should have informed you that you have the option, at any time, to re-market your property. This does not mean cancelling the sale, but simply inviting more potential buyers to view etc in the hope somebody a little more motivated and serious about moving may offer on your property. As most of the legal work will have been done for the other buyer, your solicitor will be able to deal with most aspects of the sale in just a couple of weeks. Good luck with your move.
