I'm officially a convert to online letting agents! My experience with lettingaproperty.com was brilliant. So good in fact that I'm going to proselytize to you now!

I used to pay a high street agent about 10% to find me a tenant. Their service was good and the tenants they found were reliable and paid their rent on time. Apart from the agent arranging check in and out and inventory I still had to manage the property if something went wrong mid-tenancy. I had no idea how much time it would take to do the bits that the agent managed but I was a little bit daunted by the idea of posting adverts, arranging viewings, answering hundreds of questions and dealing with EPCs and gas safe certificates. However, my 10% fee was the thick end of £2500 and when I realized that the agent also got that in year 2 when my tenants renewed (ie for no effort whatsoever) I decided to try to save that money.

Lettingaproperty.is great because it does the things that I can't do. It posted my advert on Rightmove, Zoopla and Primelocation. It filtered out inappropriate applicants so I only saw the right people. And once I'd met and agreed terms with an applicant they did background and credit checks to make sure that everything was above board. With a little research I managed to do the things that scared me. My friend took great photos, I drafted the text for the advert, another friend helped me with viewings when I was away, I found and adapted an application form online and I reused an old tenancy agreement provided by the old agent. The flat was let within 48 hours of listing. The second person who viewed took it. I guess that I spent no more than 8 hours dealing with the new letting. And it cost me £59!

Unless you're so so busy and important I'd recommend you CONSIDER an online letting agency. It's not that difficult and I feel more in control of the letting now that I've gone though almost all the steps myself. And even if you don't want to redraft that AST or deal with the gas safe certificate, the beauty is that lettingaproperty will happily flog you these services piecemeal.

Whatever you decide, best of luck and don't be scared by the jargon!!
