“Be realistic ”

We have bought two brand new Persimmon Homes and another in the pipe line and a Taylor Wimpey and a couple of other new homes. The worst by a mile was the Taylor Wimpey, 100+ nail pops, walls having to be cut out, all the internal doors replaced and the list goes on from a so called 5* builder. You need to put a lot of time into purchasing any new home the key words are check check check, take nothing on their word, only what you can see and have in writing. As for customer care, email them, don't ring!! and keep all of the corrospondance and ask for confirmation emails relating to any problems or repairs. Above all be realistic, your house will have faults usually minor but irritating!! But you have a really good look at any showhouse from any builder and you will find faults after only being in it half an hour or so. But living in a house you will see and find more. The Persimmon homes we have bought have been better than some and equal to others in faults but no where near the worst and I'm picky and knowledgable and won't be bulls*!%ed by tradesmen and staff. In my experiance you have to visit the site and see your house (hard hat etc) very often during the build and ask questions. Then watch the tradesmen when they do any repairs. All the builders are out to sell you "The Dream" and they raise peoples expectations to high in my opinion, so when things go wrong and they will, it's a double whammy and the dream is shattered. So do YOUR HOMEWORK, speak to people already living on the site, look at whats been built, get into a few finished houses not just the show house and look at it with a critical eye as the finished house will really represent what your home will be like. But saying all this and doing this, as my Wimpey home proved, you can still end up with a lemon but eventually the problems were sorted. Don't be swayed by survey results as the election just proved they don't always a give a true picture. Remember Caveat Emptor
