“Unfathomable lending decisions”

Despite having had a mortgage with Santander for around 18 months, they seem unwilling or incapable of helping us move to our new home.

We have £90k left to pay and have sold our property for £125. Our payments are currently around £440/month. Despite a service charge of £150 we would not have to pay at the new property in addition to childcare fees totalling around £800 that would no longer be applicable, Santander state the maximum they could allow us would be £98.

We appreciate that they have to be seen to be responsible lenders, but what future interest rate would be necessary to make us unable to pay our mortgage with 440 + 150 + 800 = £1,390?
