I am an experienced landlord with a number of properties in different blocks, managed by different agencies.
Only with Urban Owners do I experience the following: regular failure to come back to me, and lengthy delay in getting building repairs completed - if at all. And it isn't as though they are cheap. Previoulsy if there was a problem caused by another flat, e.g. a leak coming from above, the managing agency dealt with it. Not now with Urnban Owners. I am now being told I must get the the leaseholders concerned to make an insurance claim. I have no relationship with them, they are not resident and I have no address for them. (It is possible they have an excess on their insurance and may not be too keen to pay out)
It is precisely on this sort of issue where managing agencies come into their own. I've got a ruined ceiling and tenants who are afraid of a collapse occuring as well as electrical safety issues. How long before it is put right - as long as it takes for me to find the leaseholder concerned and him to agree to fully respond. In my other flats this would be handled by the managing agency
