I have reserved a two year fixed rate as my last one is due to run out. Last week the mortgage rate came down but told I can’t change to that mortgage as it’s leas than 2 weeks before mortgage starts. Phoned to ask why and told someone will call me back within 5 days as they are too busy to talk to me! Really? Still no call.

“Disgusting, untrustworthy and greedy company”

Santander have dropped their mortgage offer to us. Despite this being a very low amount. Despite us having great financial ratings. They’ve made my wife very upset and I’m furious at them. Disgusting, untrustworthy company. Who are too greedy to hold their end of a 4.1% offer. Never use them.

we have Santander Mortgage and is interest only fixed is only 1 year left of fixed and 2 years we have to pay over mortgage of, we asked Santander if we can pay more than %10 with out been find and they said NO , any time we ask for help with any issue the answer is NO the only thing they interested they make money , i will never use this bank .

I can fully sympathise with you. This has become a hellish company to deal with. I am constantly barraged about mortgage arrears and when I try to call them - nothing! Impossible. This afternoon I got a missed call from them on an 0800 number. I tried calling back only to be told by auto voice reply, 'you cannot use this number'!! Unbelievable!!

“Utter shambles - re-mortgage process”

Staff are very friendly and patient but that is the only positive part of this experience. I am being asked for same information over and over and have to go through the same explanations with different staff members again and again. Because I am not using an IFA or accountant - neither of which I am legally obliged to use, Santander hides behind its policies and being totally inflexible and not willing to consider perfectly acceptable explanations about why some documents may have (very) slight discrepancies. I have spoken to at least 5 or 6 different 'relationship' managers and not all information provided to them by me was relayed by THEM to the Mortgage Advisor/Underwriter resulting in having to clarify the same thing over and over. This has wasted precious time and would have been avoided if I had been permitted to speak with the organ grinder from the outset. I also feel that company policies are applied unfairly with individual applicants required to provide information beyond of what is reasonable and explanations and personal circumstances not even being considered before progressing an application. I can only assume that this is because Santander misguidedly believes that there is a lower risk of default from applications and tax records submitted via IFAs and accountants. Hugely frustrated about this whole process.

“Appalling Mortgage Advice & Customer Service ”

Santander deserves NO STARS Their Mortgage Relationship Managers and Mortgage Advisors Teams are judgemental and discriminatory. They are not transparent or honest what information they are sharing with the underwriters. Be careful what you disclose to them. Certainly don't tell them about any personal health data and ask for a copy of their T&C's and the criteria they use to process your mortgages and loans applications. I have had such a terrible experience from being humiliated and embarrassed to the point I don't want ANYONE ELSE to go through what I have been through. By the way being a loyal customer does not count for anything. They are awful and don't use them as your Mortgage Lender. Keep away from Santander they can't be trusted.

Avoid a mortgage with these people as they will 100% try and rip you off and just because they have nice suits and offices, does not mean they are not utter sham merchants. beware and spend some time looking at alternatives and it will save you "£1000's in the long term

“Pile of Rubbish! ”

FIRST TIME BUYERS! Me and my partner are first time buyers so we thought this was going to be a fun and stressful experience, which it was all at the start, until the final few weeks of getting the mortgage offer. We had our Mortgage in principle, all confirmed and they were happy to lend us the money. We then awaited for the mortgage offer to come back to us, in which then went to Directors for reviews, we were having to constantly chase for updates etc. We were then told that they had declined our Mortgage and had given no answer to why when they were completely happy with everything given to them from our Mortgage advisor. We were due to pick up the Keys to the new house in 2 weeks time!!! This has left us in total despair and heart broken. Absolutely rubbish service and incapable of their jobs!! DO NOT USE SANTANDER!!!!

“missold mortgage”

in 2011 we went to a mortgage broker , he put us with Santander, got a fixed 2 year rate and was £486. we heard nothing from Santander ever, when the 2 years fixed rate was up, we were told it would be £900 a month as we were not knowlegable about these things we struggled to pay it over the next 8 years, as we were older could only remortgage for the 10 years, they never ever sent information regarding another fixed deal, we ended up having to sell the property to get somewhere smaller, as it was impossible to keep these payments up.and then we were only paying the amount we owed each month, it was coming straight of the total, as no interest was to pay at this point, but still had a redemption figure to pay, which we didn't know about, never got any useful info from them ever, just to say ur behind with payments, we got into debt trying to keep these payments up, we were after 2013 on pensions. it broke my heart having to move if never recommend them ever. we were never asked if we could afford £900 its been terrible

“First Time Buyer Very Straightforward”

We are first time buyers so decided to make use of a broker. The broker walked us through every document required and made sure we had everything ready before even submitting a mortgage in principle with Santander. This came back ok and a full application was submitted the same day. Broker kept us up to date as the application progressed (not much to say), valuation was done on day 8. Full offer received on day 10 I do think that the broker preparing us properly helped, it made sure there was no need to resubmit documents or send documents which had been forgotten. Reading other reviews it does look as though most problems occur when the applicants are not standard for some reason, or where the application has not been submitted with full/proper documentation. I can only praise Santander for my mortgage application experience

“Almost finalised then they want more info”

Initially so efficient in approving mortgage, all very impressive,now4 months later and ready to exchange and complete and they want more answers to standard questions. Our tenancy is up and the house we are buying is empty so we are off to a campsite what Santander discover more questions they should have asked at the beginning. Not impressed- working full time with a very young family and we are Temporarily homeless due to inefficiency!! It all looked so good at the beginning but now all the positives forgotten. Such a shame! More communication and organisation would have been useful- we were a straightforward purchase, large deposit, small mortgage in a very safe housing area.

Went through a broker and although it took about two weeks from the application to formal offer it went smoothly. Got the amount needed and they were flexible on the term to enable the amount I needed, this meant going past current retirement age. They do require any debt to be cleared or if it is still outstanding at time of application the amount you can borrow is severely impacted. I work full time and am employed, had two 4 year old missed payments showing in my credit file but otherwise a good credit score and active credit accounts with no recent problems. The old missed payments did not appear to be a problem as I had worried they might be at point of application. They check Equifax and Call Credit for credit check.

“Completely incompetent”

We went through a mortgage broker who recommended Santander. Process started off easily enough, provided all the necessary paperwork and received a AIP almost instantly. I am employed with a good credit rating- so very straightforward, my boyfriend is self employed, and although he has a good credit rating is a bit too complicated for Santander to get their heads around. A week after the application, they called asking my boyfriend about his outgoings, asking for details on his direct debits etc. OK fine, he answered them all and they seemed satisfied. Another week goes by and then another request to provide an accountants form to say that his official HMRC SA302's are correct. Apparently HMRC official documents aren't good enough anymore! The valuation was then scheduled for another week later. Despite this coming back absolutely fine, they still decided not to lend us the full amount that they agreed in the AIP. Needless to say we waved goodbye to Santander. They completely wasted our time and made the whole process very stressful. Like many of the earlier threads mentioned- if you are self employed don't bother with them. The only silver lining is that we didn't have to pay for our valuation.

Excellent credit
Asked why my bank statements are registered to my rental property I own... because my business is registered there dumbass
Asked why I'm moving 3.5 hours away to Manchester (intrusive and irrelevant) and what financial impact it will have on my business
Asked for an accountant letter outlining all the above comments I've already addressed to her. I feel ita becme personal with the underwriter. She googled me and asked why I have a nickname!
My chartered accountant of 30 years has said Santander are incompetent novices with no idea of what they're talking about or asking. My accoubtant has never had to explain to anyone why his client wants to live in Manchester when she can run her business using wifi a phone and a laptop!
This stupid underwriter wouLd have asked why my business is registered at my accountant's firm if I had decided to take that option!
Who are these fools? They have no idea how rhe business world works.
Waste of time
Don't use them.
Idiots.

Honestly.... the broker and the accountant insist this underwriter googled me, saw my pics and life and has made it personal. The broker basically told her she is a c u next Tuesday.

“Terrible, terrible stressful experience - stay away”

I am shocked by the treatment I have received from Santander. At the start they were super quick to give me a DIP for the amount I needed. The whole experience since has been like pulling teeth out. After going through a 2 month ordeal of providing them with just about every document possible to prove my identity, income, employment status, etc they have now just asked me for an Experian credit report. Despite having a really good credit score Santander have decided they can't lend me amount I applied for. They have mucked me about and the people I am buying from. This has been a really stressful, horrible experience. I would stay well away from Santander. Go with an independent mortgage advisor if you can.

“Porting a mortgage”

It is October 2016: I am applying to port my mortgage, I took out an interest only mortgage in 2004 and have been paying it without default ever since. I also cleared one third of it 2 years ago as the swines left me on the variable rate for 3 years until 6 months ago when I decided to reduce the payments. My credit rating is 995 and I have a buy to let mortgage which nets an income of £330 per month. My current mortgage payments are £160 per month £100k LTV 45%. There are no other debts, I have no dependents and am not married. I have been self employed for 2 years earning about £40-£50k. My first plan is to pay the mortgage off with inheritance or my second plan is sell up, pay off the the BTL mortgage and be free of debt. Both of these repayment vehicles were dismissed during my interview. My interview, with a Santander adviser, took nearly 3 hours and we went through my income, expenses and other stuff. Strangely, the adviser seemed to be actively exaggerating my expenses while we were completing the budget planner and he drafted a narrative to the underwriter which I didnt get to read. Yet reading the Telegraph see below. Speaking to Telegraph Money this week, the FCA issued a further warning. “If a customer wants to port and there is no extra money being raised or a change to the mortgage terms that is likely to make a difference to affordability, there is no need to undertake an affordability assessment,” a spokesman said. “We strongly urge lenders who are not applying the rules correctly to review their policies to ensure that they are making judgments based on common sense and in the interest of their customers. We will continue to look closely at how the rules are applied in the future.” I haven't had a decision yet, but am worried after reading the articles on here and in the newspaper that I will be rejected. LBH this whole process is ludicrous/insane - why am I applying for a loan I already have? If they reject me, I will still have the loan. Stupid is as stupid does! If I do get rejected I will be writing to my MP, the Telegraph, the FSA and demanding a higher level meeting. I wont take it lying down!

I had some difficulty after being messed around from a useless bank, I then spoke to an advisor who recommended Santander, I went with them, I received the keys for the property within 2 weeks of making the application. They were efficient, have the best rate I can find and have kept my in touch throughout the process. Santander also sent a helpful checklist, with tea, coffee, cookies and mugs so I could relax when I got in, all in a red box with a bow around, lovely gesture and very much appreciated. Faultless

We had a bit of a torrid time. We got our offer after just 2 days - verbally. It then took a week to get it to our solicitor. Even after daily hounding to fax it. So it's not long in the bigger scheme of things Our issue was that we had another property and one of the clauses had to get consent from the underwriter again!! 3 weeks later we exchanged. If you are lucky, with no further enquiries - then a week max. If not - who knows! Santander are painfully slow

I'd go and see an independent mortgage adviser. They (1) search the whole of market, and get the best deals and (2) can chase / do the admin on behalf of the lender, so it's a lot quicker. (I'm not a mortgage broker by the way)

My experience with them was nearly six months (November to April). In fact, the mortgage product that I applied for was already no longer available as a product when the mortgage process was complete - that's how long it was. Christmas was in the middle of this period. However, Christmas period should delay by 2 - 3 weeks at most. In your case you have to understand that many departments are involved in the process, we have had half-term, Easter and May Day bank holidays in recent weeks too. All this is likely to mean they are understaffed and will add to your delay. Most people should have advised you that a mortgage application will typically take 2 - 3 months to complete. In my case with Santander it was double that. Good luck!

It took ours from February 25th until may 6th when we finally got an offer.... And that was £7000 less than what the AIP originally was which we can't understand as we have no kids & no debt & are on reasonable money. Good luck!!

After applying for a mortgage over 2 months ago, with them keep asking for extra information and then it taking ages for them to even look at it. We finally have our offer accepted, however does anyone know if the valuation has a big delay as well? It has now been a week since our offer was accepted now we seem to be having to chase this as well! The sellers are on the phone to me everyday now chasing it.

Can anyone please advise of the current processing times for the mortgage applications? Agreement in principle obtained, full application completed and retuned (via broker/internet) on 29/4/14. Broker has confirmed it has been received as they asked for a single pay statement. No further communication received from them.

We submitted our application at the beginning of Jan with the AIP received. After various painful chasing by the broker, finally received the mortgage offer in the last week of March. The level of pain was really beyond words can describe. Hope yours will be faster and smoother than ours!

I am moving house and wanted to transfer my portable mortgage over. I have a good rate of 2.99 for the next4yrs but early repayment charges of 3.5k. It was originally an Alliance & Leicester mortgage that was transferred to a Santander product for free last year. I earn a good income of more than £40k and have a current mortgage of £121 on a house worth £240 therefore a nice low LTV. I am 46 so have just over 18yrs to pay off my mortgage. I have an excellent credit score but a £14.5k loan costing £193 per month. It was for house improvements (because they wouldnt lend me extra money earlier in the year!!) i also have a decent amount of long term savings that I don't want to use. I am having a nightmare even agreeing just to transfer existing mortgage. They won't even agree to lend me an extra £6k. I have a number of share options coming directly from my pay and I think they are incorrectly taking them in to account on my affordability. I was hoping to be in my house before Xmas and now there is no chance. I work in the finance sector so understand why mortgage applications needed tightening up but this is ridiculous. i would love to be able to transfer but am stuck because of fees. I am considering a letter to the FCA after this is over but don't want to jeopardise the transfer of my existing mortgage. Any advise would be most welcome. Very frustrated Santander mortgage holder.
