“What has Gone wrong with santander?”

Salary in excess of 110k, perfect experian credit score, long term customer, considered sound and loyal by branch. LTV temporarily 50% until retained mortgage redeemed! then less than 20%. Referred to underwriters as declined "due to something on file" then approved. “Worst bank EVER”

They do not even deserve 1 star! They are ******! Santander tried to repossess my house worth £330K - even though my Mortgage with them is £104K, I have nothing secured against my house, and my arrears were a total of... wait for it... £1200!!! I understand how stressful that must be but I would really consider your finances having a mortgage of that amount on Ur income is really pushing Ur budget . Can you consider selling and downsizing at all would that be an option for u ? It usually takes at least a year for a bank to start the litigation process so your arrears must have been going on for at least that time . It costs banks money to do that and it's usually always a last resort .

“Worst Company I have ever dealt with.”

Started the process on 14th April for additional borrowing and still not completed. Have had to go through the whole process twice due to their incompetence. They now want to do another survey on our property only 4 weeks after the last one. I have spent between 15 mins and 1hour on the phone to them every day for the last few weeks. “Awful!!!”

We had a mortgage agreed in principle with a deposit ready, money to cover stamp duty, fees and 7k available if work is needed on a house. A week later we had an offer accepted on a house, after 7 weeks of waiting from Abbey, they declined our mortgage, we have lost our house and even worse this will effect our credit scores! Snap,went to Halifax and got survey done in 3 days and offer 3 days later

Will have to pay Santander nearly four grand but still haven't come back started on 10 the April.Good bye useless Santander!!

“Unfathomable lending decisions”

Despite having had a mortgage with Santander for around 18 months, they seem unwilling or incapable of helping us move to our new home. We have £90k left to pay and have sold our property for £125. Our payments are currently around £440/month. you need to confirm they are not double counting any existing finance you have, that's what they did with us as the amounts did not exactly match the amounts on the day they took our credit report

If I could give this mortgage lender zero stars then I would. It is an absolute disgrace how they have treated us and from what I gather, most first time buyers. We recieved our application in principle 6 weeks ago and were told all was fine with our supporting documents. Last week we were told that my written payslips were not sufficient proof of income. Not sure it's any better any where else. We were initially turned down by HSBC. Salary £130K, downsizing and clearing £400K after the sale, savings in excess of £300K already. Wanted to port our mortgage of £100k across to new property (purchase price £935K, borrowing £100K), purely because it was a good rate (0.5% above base rate). Three 1 1/2 hour application phone calls later then turned down with no reason given and told this would affect our credit rating? Finally got a reason... they said we had to put one of our bank accounts back in credit, it was £700 overdrawn (our oversight admittedly) but considering the big picture it's ludicrous. Our conclusion is they didn't want us to continue with the "lifetime" tracker because it was such a good deal. Also, the property market is overheating a little which would normally mean interest rate rises and although they are inevitable a substantial increase in rates could be damaging financially and politically, so the property market is going to be dampened by ridiculous lending rules.

“Slow and Shambolic...”

Their process is broken and their call centre staff unpleasant and unhelpful. Whenever you ask where things are they just reel off "standard turn around times" which to do anything - even call you back - extend to over 24 hours. It's impossible to get a straight answer. They ask for information and take 48 hours to even read it. Not good. It's been 5 weeks since we applied and still no decision. We v'e been going since the 10th April back and forward to underwriter then after 7 weeks offer us £29,000 less than we need although we already have a mortgage with them that is £20 more than we now want and over less years unbelievable waste of time!! Long waits between each stage and no calls.Only would have been staying because we have to pay £ 4000 fees. A lot of heartache ,worry and nail biting.Find someone else fast !! Listen to what people are telling you and don't wait.

Sent application in on 17th April '14 with all the appropriate documents - still waiting. I have not even had confirmation of mortgage offer or survey and I am at a real risk of losing the property I want to buy, as the vendors do not think I am serious as it is taking so long. Totally similar situation. We applied to Santander on the 22nd April. Every week they came back for another statement or payslip as if they were playing a Kafka game with us. Today 5 weeks later, we heard from the senior underwriter that we did not get offered a mortgage.

Hi, we waited nearly 6 weeks from concept, that is a half hour phone call and 2 weeks later a 3 hr mortgage adviser interview for a mortgage in principle, then a week after another 3 hr interview for the mortgage offer. 2 weeks after that we were told the top underwriter has declined our application. No reason as to why and I can't find out as the door has been slammed in my face.

My wife and I earn between us over £105000 and were looking at a£300000 mortgage. We have a 30% deposit. No debts and my Experian credit score was 999.

All this and our savings and we can't get the mortgage. So after nearly 6 weeks and all the problems like you have, our Buyers pulled out because they thought we were lying and our Vendors, well they were great. They won't be when I phone them to say we can't get the mortgage.

Santander wanted to give us the mortgage but the PC said No! It went off to the underwriters who said Yes, but then it had to go to the TOP UNDERWRITERS, a faceless woman who said NO,.

“Santander are the weak link on house buying!”

Unbelievably The only thing I am waiting on to be able to exchange contracts on my house move is the Santander mortgage. All the other legal stuff is done - which is normally the biggest pain! In my case they've had everything they need since mid April-all documents and information - still nothing - guess you must have been lucky - luck certainly seems to have a lot to do with it that's for sure!!

What stage are you at? Have you checked the Santander for intermediaries website. You can see progress of what date they are working on a particular stage.

have you actually got your mortgage now? We had our mortgage accepted subject to survey after 3 days. I think you are only at the beginning of the process with Santander unfortunately. Computer said yes to you but underwriter still needs to review everything, that's where the hold up is regarding all the new legislation, it could take up to 3 months or more for you to get the mortgage.

Yes I now have the mortgage. Arranging the survey took around 10 days, which was longer than I was expecting but within a day of the survey taking place I received formal notification of my mortgage offer.

I'd be surprised if you've been given an accepted subject to survey status if there are other things that they need to review before they make you an offer.
