April 2015. Just had a week at this hotel. It is one I'd recommend with "BUT'S" !

To summarise.

1) Magnificent location. Good amenities in the hotel and spa

2) Unless you are prepared to stay at the hotel for the length of your stay, you NEED a CAR !! It is a 6 KM walk to the nearest shop/supermarket, and 6KM back up a long steep hill ! There are no buses! That's 12KM return walk or in miles, its 7.5 miles!

3) Trips organised by the hotel are very expensive

4)Our room (106) and balcony was good, clean and spacious, with magnificent views. Fridge and safe in room, but no tea/coffee facilities. Not all first floor rooms have balconies, and there are no balconies on second floor and third floor rooms in the MAIN BLOCK. Rooms 400+ and 500+ are in a separate apartment block, and most (if not all - so ask) have balconies.

5) Staff and Management are VERY helpful and VERY courteous.

6) Food is average, certainly not 4* cuisine

7) Wine is reasonably priced but not great quality. Certainly, 16 Euros for 2 Gin and Tonics was way over the top! (Thats about £12 or $18 at todays rates)

8) Service is unpredictable. Some nights it was very slick, others, we had to wait up to 50 minutes between main course and desert even after complaining to the waiter.

Overall, I'd go there again because of it's stunning location . It is an old monastery sitting on the top a a hill with beautiful views. There is a restaurant not connected to the hotel about 50 yards away, and I know many people from the hotel chose to go and eat there (at a charge of course - see other reviews). If a car is hired, there are dozens of great medieval walled towns to visit within 40-100 km distance of the hotel. This would be my choice. Orvieto for example, is a one hour drive from the hotel. It is a tiny town with one of the most amazing Duomo's ( Cathedral) I have ever seen in my life. The frescos in the two Chapels are incredible, as is the facade of the building (search the Internet for "Orvieto Cathedral"

PS. WI-fi worked in my room, but wouldn't in others. They had to go near to the reception router.
