“ABSOLUTE CRIMINALS”

Written on: by TracyEG (1 review written)

We sent a cheque for our Ground Rent when we received the Bill from Simarc. The cheque was returned stating it was received too late!! We have tried to speak to someone at Simarc on numerous occassions, to no avail. We have now received demands for 150.00 in Fee's (Ground Rent is 30.00 per annum). We have no alternative to seek legal advice. … Read Full Review

“Horrible, horrible, horrible entity!”

Written on: by KeyonGonzales328 (1 review written)

If you ever have the misfortune of dealing with this company (because they have you over a barrel) then you will very quickly know what I mean. They charge extortionately for EVERYTHING. They are bullies who have only one focus which is extracting as much money as possible from anyone who happens to cross their path. I am, unfortunately, a leaseholder of a property that this company owns the freehold for and boy do they let me know it!!!! I had no say in who the Liverpool City Council sold… Read Full Review

“Criminal. Complain to Lease Tribunal, Insolvency...”

Written on: by Brett481 (1 review written)

These guys are incredible. I had moved house and had failed to pay £12 (4 years of £3 ground rent!)- my mistake.. but in one week I received a letter from my bank saying this company needed paying £183 (the original 12 plus a 171 fee!) I begrudgingly paid the amount and let simarc know that it had been paid. Two days later I received mail from simarc saying that the amount was actually 303 that I owed!!!! Because I'd rung and given them my updated address themed quickly sent out a letter… Read Full Review

“Shocking ”

Written on: by ChanelReyes (1 review written)

I've had trouble with Simarc not sending Invoices, and then billing for missed payments. I'm selling my property and require a statement of account which is £252, but if I want it within 10 days, it costs an additional £108 I don't understand how it costs ME £360 to get the details of MY account. When I asked the lady who sounded like someone off a little Britain sketch she just saud I'm not going into details, do you want it or not Shameful… Read Full Review

“Worst Company Out There ”

Written on: by prBenson300 (1 review written)

I would strongly advise if Simarc are in control of anything you may want to buy or rent look somewhere else. My ground rent is £10 every 6 months. Didn't receive a reminder letter then received a bill for £99 within 5 days of 1st of the month. Rang customer service who were not only rude but very unhelpful with answering any questions. To receive a quote to buy my ground rent was raised from £49 to £99 after I asked about buying it but was told I couldn't for another year. Funny… Read Full Review

“Simarc unprofessional and bullying tactics”

Written on: by JerryMmc (1 review written)

I own a flat in a London development where very unfortunately Simarc not only manages rent collection but it turns out is a subsidiary of the Landlord Company (Wallace) - I wonder is this legal?? Simarc has charged me extortionate fees for missing ground rent payment for last year and the current year (my bad but I never received request of payment!!). They have replied to my emails but they have not addressed any of my points and have not provided explanation or breakdown of the admin… Read Full Review

“Disgraceful Customer Care”

Written on: by Simonkey (1 review written)

Having received a demand for an extortionate £120 for a notice to under let fee I asked them to justify the fee was reasonable and proportionate. They failed to answer any of my questions but kept sending demands. I don't even think I am abliged to pay it under my lease. They use generic contact details because presumably they don't want to put their name to it because they know it is wrong. Frankly this is the worst property management company I have ever encountered!… Read Full Review

“Incompetent and possibly illiterate ”

Written on: by isk_2015 (1 review written)

Received a letter telling me I owed ground rent and charges+interest for non payment. I told them I was not aware I owed anything - I didn't receive a notice. They told me they sent the notice to my old address because that's the only address they had for me and they couldn't just assume I had moved out (or moved in!). So, I reviewed the Act covering ground rent and reviewed all the letters from my solicitor. On top of the fact that my solicitor explicitly states that I will live at the… Read Full Review

“Charlatans”

On one occasion a few years ago Simarc demanded a notice fee from me even though they had no right to do this under the terms of the Lease. I put them straight and they dropped the matter. This month they wrote to me saying that my ground rent went up in 2013 and demanded backdated payments totalling approx. £270. My ground rent does not go up until 1st January 2022!!! This company are PARASITES just been fleeced of 2 grand for disputing a 9 pounds ( YES 9 POUNDS ] demand of which was not owed. SIMARC demanded payment from our mortgage lenders,BIRMINGHAM MIDSHIRES who then paid them despite the fact we had our defence and were prepared to go to court. It would appear they work together, this is a SCHEME WORKING CLASS MORTGAGED PEOPLE We were DEPRIVED OF DUE PROCESS OF LAW and will continue to fight them. Been advised to use Financial services department but would not be surprised if the are in on it. This is in the iINTEREST OF THE PUBLIC, how MANY people are being made the subject of this by there MORTGAGE lenders and these PARASITES.They cannot make you pay anything unless a court orders you to do so, this is why they do a DEAL with your MORTGAGE lender, in our case BIRMINGHAM MIDSHIRES so you dont have the chance to defend yourself at court. The judge is POWERLESS because your lender HAS PAID them before hand BUT (YOU ARE NOT INFORMED). In our case of BIRMINGHAM MIDSHIRES a BULLYING company like SIMARC claim to INVESTIGATE but find in THEIR FAVOUR DESPITE never seeing our DEFENCE and when i spoke to her 22/3 /2015 she was just scripted but evidently TOLD to back THE DEAL BETWEEN SIMARC AN BIRMINGHAM MIDSHIRES. Is this BACKED by the GOVERMENT, I intend to now raise this issue with our MP and Goverment to find out .

“Simarc Unjust , bullying , lacking in integrity ”

Written on: by 420Lynch (1 review written)

Simarc are unprofessional, and apply extortionate administration charges to leaseholders for late payments. They are legally obliged to provide a breakdown of costs which they fail to do, they include intimidating phrases in communications such as- we will contact your mortgage provider. When you attempt to pay you cannot unless you pay their outrageous unjustified administration charges. They return cheques fail to answer clear and direct queries. I and others are taking them to first appeal… Read Full Review

I have spoken with "Lease" and "CAB" and checked various forums. Simarc seem to be using this ploy for many years. Some people have gone as far as saying Simarc do not present cheques to the bank so they can charge these extortionate fees. Could you please explain what a first appeal is and how I go about doing this. I have contacted the property ombudsman and simarc are NOT registered! They are a law onto themselves. Many of the companies they manage are dormant non trading companies, so legally these companies can't even collect any rent! Simarc needs investigating as they are behaving unethically. I am happy to take further action against this company and have it struck off. More of us need to get involved. 8 years of extortion are enough for me!

I sent a second cheque which they returned saying they won't accept it as they want me to pay £108 in fees. They are bullying and threatening. I have had a very similar experience, I was late by 6 weeks paying my ground rent of approx £140 paid twice yearly. I was also charged the extra £108 late payment fee. I have written asking for a breakdown of costs, referred to their standard veiled threat within the letter that they will obtain deeds and inform mortgage lender etc. I have been an unfortunate leaseholder of theirs for 9 years and this is the first late payment. I also have sent a cheque for the £140 by registered post and have stated by letter that I will take this to first appeal.
It may be of help to search under this term ( justice.gov.uk) and find your local areas government justice region as there is a section that deals with ground rent/ property management cases. Good luck, I am determined not to pay their outrageous charges.

Simarc are quite possibly the worst company that I have had to deal with. I would have given less than 1 star if it was possible. They are bullies, don't adhere to terms and conditions of contracts and should be challenged. I am not sure why people use this company when there are much more professional lease companies around. “The Worst Possible Property Management Company”

Written on: by TessHackett477 (1 review written)

I missed the ground rent payment on my property, the payment is 12 pounds, I received a threatening reminder telling me that they sent me an email containing the following:- If we do not receive payment in full within 14 days of the date of this letter, we will obtain details of the leasehold title from Land Registry. This will list other interested parties to the lease, such as mortgage lenders. We may need to contact such parties to inform them of the breach in their security. We may also… Read Full Review

It is worth seeking legal advice, their demands are usually not compliant with the requirements of the law and are as such unenforceable. They use fear mongering to get their own way. Take them on

Pruss101's Comment

I have recently had a similar experience. I live in Northern Ireland and the law under which they made the demand does not apply here. A polite letter to that effect (sent by registered post) along with the required payment for ground rent itself, resolved the issue.

If they continue to make such demands (against persons living in NI) claiming a legal authority which they know does not exist, that would amount to the offence of Fraud by Misrepresentation under s2 of the Fraud Act 2006.

Best of luck

This outfit is very un-professional and devious in its dealings with tenants riding roughshod over tenants statutory rights. I recommend you do not hesitate to obtain legal advice (Citizens Advice) if you encounter problems with Simarc.
Always be cautious and aware of any business that has not signed up to a legitimate trade or professional conduct organisation.
See you in Court Simarc !!

“Simarc how I hate thee”

Written on: by simarc-hater (1 review written)

Increase my lease from 71 years back to 100 years would mean a ground rent increase of 266%. - No explanation and many letters, some unanswered as to how they justified the increase. I did not accept the offer. To buy lease nearly £4000, (no thanks) and more recently to use house as a registered office via a Deed of Variation will be £3,000.00 with an additional £600.00 legal costs. Money grabbing and unhelpful. … Read Full Review

“This company acts on behalf of the Freeholders. I owed...”

Written on: by Yair17 (1 review written)

This company acts on behalf of the Freeholders. I owed a house for 5 years then received a registered letter from Simarc saying I had not paid any ground rent of £20 per year and they were charging me £162.00 'ground rent arrears'. This was the first letter I had received from them. This company has found a way to rip leaseholders off and they are exploiting it. Their staff are arrogant and are only interested in making you pay… Read Full Review
