Simarc are quite possibly the worst company that I have had to deal with. I would have given less than 1 star if it was possible. They are bullies, don't adhere to terms and conditions of contracts and should be challenged. I am not sure why people use this company when there are much more professional lease companies around. This outfit is very un-professional and devious in its dealings with tenants riding roughshod over tenants statutory rights. I recommend you do not hesitate to obtain legal advice (Citizens Advice) if you encounter problems with Simarc.
Always be cautious and aware of any business that has not signed up to a legitimate trade or professional conduct organisation.

Increase my lease from 71 years back to 100 years would mean a ground rent increase of 266%. - No explanation and many letters, some unanswered as to how they justified the increase. I did not accept the offer. I owed a house for 5 years then received a registered letter from Simarc saying I had not paid any ground rent of £20 per year and they were charging me £162.00 'ground rent arrears'. I would never of purchased our flat if I had known I had to deal with the bunch of criminals who trade under the name of Simarc, I advise any one who is considering a buy to let investment that has been built on any land managed by Simarc to go elsewhere. I've just written a letter to my MP about them, to raise the introduction of regulation of this industry, to abolish/change the percentages of marriage value and to regulate fees as they do in banking. They are a completely disgusting company that make peoples lives a misery. I don't think they or any other company should be allowed to get away with this exploitation. I suggest writing to your MP too.

I have tried to take them to the small claims court as they claimed money from my mortgage company (who paid it to them!!) which was not due and actually even pre dated my property being built but my case has for some reason been thrown out!! Getting nowhere.

Hard to believe so many people had found themselves in the same position as myself laden down with trumped up administrative charges. I live overseas and have written to my mortgage company saying I haven't paid ground rent paid and mentioning to the mortgage company that they wrote to me on three separate occasions. I'm in the same situation and their admin fee demands don't adhere to the legal requirements. You should seek independent legal advice - we could team up together as I'm in the same situation and it would halve our costs

They are good at imposing their 'entitlements' on leaseholders - you need to do the same to them as 'freeholders'. If you have issues with the 'freehold', get a solicitor to take on the correspondence sooner rather than later, and make sure they impose strict response terms to get replies.

I'm selling my flat and Simarc waited until the last minute before telling my solicitor they need £252 from me to issue them with ground rent information which the buyers solicitor has requested. At this point, I am obviously very keen for the sale to be finalised so feel I have no choice but to pay. You can apply to tribunal, outlining your case for them to determine if the fees are reasonable. Look at leaseadvice.

This site provides you with examples of tribunal cases, advice and you can contact them for advice about your situation. They rely on people doing nothing and even though you paid, it was under duress, they can be ordered to replay.I am stunned that this industry's practices are not regulated and I have contacted my MP to support regulation.

Simarc stopped writing to me for ground rent back in 2011, then suddenly in October 2013 I got a letter saying I owed £24 in ground rent and £40 in charges! I refused to pay all the charges and sent a cheque for £24. They returned my cheque and are now trying to charge me £156 in charges. look carefully at the terms of your lease - if you own a leasehold house it is extremely unlikely Simarc have any right to charge anything other than the bare amount of the rent. Invite them to sue - they won't. If they succeed in having your mortgage company pay anything more than the rent and add it to your mortgage account complain to the financial ombudsman.

I had an extortionate amount of money added onto my mortgage account which was £700 in excess of what I actually owed them. I was wondering whether the mortgage company are actually allowed to pay this over so I may now complain to the financial ombudsman about this.

“Arrogant, dishonest company”

Simarc received £216 for my husband and I to enter into a deed of covenant with the landlord when I bought a flat in Southampton. The deed was written by my solicitor - Simarc received the money in order to 'lodge the deed with the freeholder', i.e. to send a 2 sided document to the freeholder. We are having serious issues with this company and their horrendous charges. We have also asked them to justify the large fees and they just ignore our question outright. They are a disgrace, we are contacting the Leasehold Valuation Company too and are attaching all of our correspondence with them. Really hoping for a reasonable response. Good luck!

They will add high charges anytime they think they can and encourage you to miss deadlines so they can do so. Then they will prevent you paying the base Ground Rent part without paying all the others (that you may be disputing). And in disputing and not paying they will add more fees. In the end, when you come to want to sell, they will in any case hold all these disputed fees over you, in addition to rip-off admin charges for your sale and genuinely jeoparise it. Simarc give Freeholders a bad name and need to be stopped. They at least need to be properly regulated so they only charge 'reasonable' and actual charges, not trumped up ones.
