“I needed a statement to show my £90 a year ground...”

I needed a statement to show my £90 a year ground rent was paid up to date as Simarc don't send you a receipt when you pay (they charge for the receipt!!!!!!). THEY WANTED £268 for a 1 piece of computer printed paper! HOW CAN YOU GET AWAY WITH THIS AND IT'S ALL LEGAL!! In my old flat I'd been with an agent called Clermont Management and they would give you a statement for free but Simarc are on another planet. I have never dealt with such a ridiculous and money driven company, they couldn't care less about their customers and slam fee after fee on the residents, DO NOT get involved with them. you WILL regret it trust me. “Waiting for a reply from my complaint. ”

Been requesting for the third year a bill. They don't send me bills and I still pay. This time I was 14 days late because again no bill. They slammed me with a fee. I complained and asked what the answer was. Was told I personally can't answer that and my manager isn't here. Asked what to do. Pay fine. I said no as I haven't had a bill. “It is horrendous”

I can't believe they get away with it. I have argued and negotiated over lack of communication, nothing. I don't trust them and think they must be an illegal operation. Why doesn't anyone do anything? Surely charging double the outstanding amount a month over 1 months lateness (because of lack of communication) is not right. I wish a lawyer would look into this. How can my annual charge be 108 and my late fee of one month make my total 233. They are doing it because no one is challenging them… Read Full Review

“Do not use automated payment over the phone! ”

I made a payment over the phone on the automated service. Received a message saying my bank has not allowed payment. Would you like to try again? So I did, same message. Then used a different card. Here is my case. I have logged in on their website, by doing so I had to provide my email address. Since then, all correspondence was stopped and I have forgotten about them. after four years of not paying the ground rent (circa £200) I was hit with £800 of penalty charges. After speaking to them it became apparent that this practice (living off charges) is a bread and butter for them. If you ever have the misfortune of dealing with this company (because they have you over a barrel) then you will very quickly know what I mean. They charge extortionately for EVERYTHING. They are bullies who have only one focus which is extracting as much money as possible from anyone who happens to cross their path. These guys are incredible. I had moved house and had failed to pay £12 (4 years of £3 ground rent!)- my mistake.. but in one week I received a letter from my bank saying this company needed paying £183 (the original 12 plus a 171 fee!) I begrudgingly paid the amount and let simarc know that it had been paid. Two days later I received mail from simarc saying that the amount was actually 303 that I owed!!!! I've had trouble with Simarc not sending Invoices, and then billing for missed payments. I'm selling my property and require a statement of account which is £252, but if I want it within 10 days, it costs an additional £108 I don't understand how it costs ME £360 to get the details of MY account. “Worst Company Out There ”

I would strongly advise if Simarc are in control of anything you may want to buy or rent look somewhere else. My ground rent is £10 every 6 months. Didn't receive a reminder letter then received a bill for £99 within 5 days of 1st of the month. Rang customer service who were not only rude but very unhelpful with answering any questions. “unjustified demands with threts”

This company are only entitled to collect "ground rent" yet they constantly demand money for permition to let out...Nothing is in the lease about this yet they insist on demanding money year after year with threats of legal and court action if the bill is not paid..I am considering writing to the "Leasehold Valuation Tribunal" to get them to stop harrasment..All in all A BAD COMPANY TO DEAL WITH...avoid if possible..They do not even send reciepts for money paid… Read Full Review

I own a flat in a London development where very unfortunately Simarc not only manages rent collection but it turns out is a subsidiary of the Landlord Company (Wallace) - I wonder is this legal?? “Disgraceful Customer Care”

Having received a demand for an extortionate £120 for a notice to under let fee I asked them to justify the fee was reasonable and proportionate. They failed to answer any of my questions but kept sending demands. I don't even think I am abliged to pay it under my lease. Received a letter telling me I owed ground rent and charges+interest for non payment. I told them I was not aware I owed anything - I didn't receive a notice. They told me they sent the notice to my old address because that's the only address they had for me and they couldn't just assume I had moved out (or moved in!). “Charlatans”

On one occasion a few years ago Simarc demanded a notice fee from me even though they had no right to do this under the terms of the Lease. I put them straight and they dropped the matter. This month they wrote to me saying that my ground rent went up in 2013 and demanded backdated payments totalling approx. £270. My ground rent does not go up until 1st January 2022!!! This company are PARASITES just been fleeced of 2 grand for disputing a 9 pounds ( YES 9 POUNDS ] demand of which was not owed. SIMARC demanded payment from our mortgage lenders,BIRMINGHAM MIDSHIRES who then paid them despite the fact we had our defence and were prepared to go to court. It would appear they work together, this is a SCHEME WORKING CLASS MORTGAGED PEOPLE We were DEPRIVED OF DUE PROCESS OF LAW and will continue to fight them. Been advised to use Financial services department but would not be surprised if the are in on it. This is in the iINTEREST OF THE PUBLIC, how MANY people are being made the subject of this by there MORTGAGE lenders and these PARASITES.They cannot make you pay anything unless a court orders you to do so, this is why they do a DEAL with your MORTGAGE lender, in our case BIRMINGHAM MIDSHIRES so you dont have the chance to defend yourself at court. The judge is POWERLESS because your lender HAS PAID them before hand BUT (YOU ARE NOT INFORMED). In our case of BIRMINGHAM MIDSHIRES a BULLYING company like SIMARC claim to INVESTIGATE but find in THEIR FAVOUR DESPITE never seeing our DEFENCE and when i spoke to her 22/3 /2015 she was just scripted but evidently TOLD to back THE DEAL BETWEEN SIMARC AN BIRMINGHAM MIDSHIRES. “Simarc Unjust , bullying , lacking in integrity ”

Simarc are unprofessional, and apply extortionate administration charges to leaseholders for late payments. They are legally obliged to provide a breakdown of costs which they fail to do, they include intimidating phrases in communications such as- we will contact your mortgage provider. When you attempt to pay you cannot unless you pay their outrageous unjustified administration charges. They return cheques fail to answer clear and direct queries. I have spoken with "Lease" and "CAB" and checked various forums. Simarc seem to be using this ploy for many years. Some people have gone as far as saying Simarc do not present cheques to the bank so they can charge these extortionate fees. Could you please explain what a first appeal is and how I go about doing this. I have contacted the property ombudsman and simarc are NOT registered! They are a law onto themselves. Many of the companies they manage are dormant non trading companies, so legally these companies can't even collect any rent! Simarc needs investigating as they are behaving unethically. I am happy to take further action against this company and have it struck off. More of us need to get involved. 8 years of extortion are enough for me!

They manage my ground rent which is £240 a year. I sent them a cheque they said they didnt receive it! I have a copy to prove I sent it! I sent a second cheque which they returned saying they won't accept it as they want me to pay £108 in fees. They are bullying and threatening. I have had a very similar experience, I was late by 6 weeks paying my ground rent of approx £140 paid twice yearly. I was also charged the extra £108 late payment fee. I have written asking for a breakdown of costs, referred to their standard veiled threat within the letter that they will obtain deeds and inform mortgage lender etc. I have been an unfortunate leaseholder of theirs for 9 years and this is the first late payment. I also have sent a cheque for the £140 by registered post and have stated by letter that I will take this to first appeal.
It may be of help to search under this term ( justice.gov.uk) and find your local areas government justice region as there is a section that deals with ground rent/ property management cases. Good luck, I am determined not to pay their outrageous charges.
