“10 years of hell dealing with Simarc”

We bought a lease hold flat as an investment about 10 years ago. In that time we have had nothing but Hassle from Simarc. The ground rent they collect was only £25 a year BUT each time the flat was rented out they demanded £140 to change a name on a piece of paper AND if the tenant extended their tenure another £80 to alter the paperwork. “Ripoff fees for no reason ”

My solicitor advised me not to pay the admin charge of £120 for a name fee they requested as it clearly stated on the freehold the fee can't change from £5 plus vat for a name change My solicitor was correct of course I just get ground rent demands sent to the occupier instead of my name which certainly is ok by me They will extort money if they can, just make sure you check the lease hold documents before you pay any money to them… Read Full Review

“Avoid!!!”

Very hard to get hold of if you do much as miss a ground rent payment because they have sent the bill to the wrong address. Add on fees are daylight robbery. Had to pay a certificate of compliance fee of £216 - a month and a half after completion!!! Somehow there are still fees to pay well after you've bought the place. “Do not use this company for anything. You will regret it.”

I am an owner occupier of an apartment in London and have been here for several years. I pay ground rent in two annual instalments on time every year when I get my invoices. A week ago I received a letter from Simarc stating that despite multiple reminders (which I did not receive) I am now being charged a collection fee as my ground rent is 30days late. “Below loan sharks in the food chain”

Charge £120 when you buy one of their leased properties to change your name the £120 every time you have a new tenant. They claim that is a reasonable charge despite refusing to breakdown their costs for this clerical admin change. They say it is based on going rate charges other lease companies charge. If there is an opportunity to extort money unfairly, Simarc will use it. Whether the application of spurious admin charges or the creation of fictitious fees, Simarc will endeavour to make any interaction as unpleasant and costly as possible. I am despertaely trying to complete on my flat, and had to pay £288.00 to simarc for them to confirm to my conveyancer that I had paid my ground rent, as the buyers conveyancer would not accpet my screen shot confirming payment, and Simarc do not send receipts. I want to thank all the people who took the time to write reviews on Simarc. I'd had an offer accepted on a property and found out after that Simarc were the property managers. Concerned about the number of negative reviews, I contacted Simarc and asked them which Property Redress Scheme they were a member of. All property management companies who collect any money, even just ground rent, are required by law to be a member of one of these schemes, which provide independent arbitration of complaints that customers cannot resolve satisfactorily with the company itself.
Simarc's response was if I had a complaint I had to write to them and THEY would 'deal with it accordingly'!! I urge anyone with a complaint against this company to contact their local Trading Standards office and report Simarc as not complying with the law. Hopefully they'll be fined and forced to join one of the Property Redress Schemes - and then all the people who are being treated so badly by Simarc will be able to get some help.

“Extortion ”

I had an extension built and had to pay them £600 to get their consent. They only had the plans for one day so they and could not justify how they had reached the figure. They were demanding it with 28 days, so I told them to take me to court and let a judge decide how much I should pay. They quickly backtracked and came up with a payment plan! HI Nadiab123. If you can - try and buy the freehold, it will be a lot easier in the long-run. There are rules dictating how much they can charge for this. This isn't an option for a flat unless all the flat owners in the block agree to buy the freehold at the same time. I asked them to resend the ground rent email to check that they had the correct email address - they couldn't. They said that they would accept a lower amount which I paid. Hope this helps.
