I am despertaely trying to complete on my flat, and had to pay £288.00 to simarc for them to confirm to my conveyancer that I had paid my ground rent, as the buyers conveyancer would not accpet my screen shot confirming payment, and Simarc do not send receipts. I want to thank all the people who took the time to write reviews on Simarc. I'd had an offer accepted on a property and found out after that Simarc were the property managers. Concerned about the number of negative reviews, I contacted Simarc and asked them which Property Redress Scheme they were a member of. All property management companies who collect any money, even just ground rent, are required by law to be a member of one of these schemes, which provide independent arbitration of complaints that customers cannot resolve satisfactorily with the company itself.
Simarc's response was if I had a complaint I had to write to them and THEY would 'deal with it accordingly'!! I urge anyone with a complaint against this company to contact their local Trading Standards office and report Simarc as not complying with the law. Hopefully they'll be fined and forced to join one of the Property Redress Schemes - and then all the people who are being treated so badly by Simarc will be able to get some help.

“Extortion ”

I had an extension built and had to pay them £600 to get their consent. They only had the plans for one day so they and could not justify how they had reached the figure. They were demanding it with 28 days, so I told them to take me to court and let a judge decide how much I should pay. They quickly backtracked and came up with a payment plan! “VERY NASTY RIP OFF MERCHANTS”

HI Nadiab123. If you can - try and buy the freehold, it will be a lot easier in the long-run. There are rules dictating how much they can charge for this. This isn't an option for a flat unless all the flat owners in the block agree to buy the freehold at the same time. I asked them to resend the ground rent email to check that they had the correct email address - they couldn't. They said that they would accept a lower amount which I paid. Hope this helps.

I needed a statement to show my £90 a year ground rent was paid up to date as Simarc don't send you a receipt when you pay (they charge for the receipt!!!!!!). THEY WANTED £268 for a 1 piece of computer printed paper! HOW CAN YOU GET AWAY WITH THIS AND IT'S ALL LEGAL!! In my old flat I'd been with an agent called Clermont Management and they would give you a statement for free but Simarc are on another planet. I have never dealt with such a ridiculous and money driven company, they couldn't care less about their customers and slam fee after fee on the residents, DO NOT get involved with them. you WILL regret it trust me. “Waiting for a reply from my complaint. ”

Been requesting for the third year a bill. They don't send me bills and I still pay. This time I was 14 days late because again no bill. They slammed me with a fee. I complained and asked what the answer was. Was told I personally can't answer that and my manager isn't here. Asked what to do. Pay fine. I said no as I haven't had a bill. I can't believe they get away with it. I have argued and negotiated over lack of communication, nothing. I don't trust them and think they must be an illegal operation. Why doesn't anyone do anything? Surely charging double the outstanding amount a month over 1 months lateness (because of lack of communication) is not right. I wish a lawyer would look into this. “Do not use automated payment over the phone! ”

Here is my case. I have logged in on their website, by doing so I had to provide my email address. Since then, all correspondence was stopped and I have forgotten about them. after four years of not paying the ground rent (circa £200) I was hit with £800 of penalty charges. After speaking to them it became apparent that this practice (living off charges) is a bread and butter for them.
