Simarc are unprofessional, and apply extortionate administration charges to leaseholders for late payments. They are legally obliged to provide a breakdown of costs which they fail to do, they include intimidating phrases in communications such as- we will contact your mortgage provider. When you attempt to pay you cannot unless you pay their outrageous unjustified administration charges. They return cheques fail to answer clear and direct queries. I and others are taking them to first appeal, they need to learn to act with integrity

I have spoken with "Lease" and "CAB" and checked various forums. Simarc seem to be using this ploy for many years. Some people have gone as far as saying Simarc do not present cheques to the bank so they can charge these extortionate fees. Could you please explain what a first appeal is and how I go about doing this. I have contacted the property ombudsman and simarc are NOT registered! They are a law onto themselves. Many of the companies they manage are dormant non trading companies, so legally these companies can't even collect any rent! Simarc needs investigating as they are behaving unethically. I am happy to take further action against this company and have it struck off. More of us need to get involved. 8 years of extortion are enough for me!

Im reading lots of negative reviews, but nothing proactive. Did you take the matter further as im well prepared to. Im selling my property and have just been charged £288 for a copy of the lease - which is a two page doc with barely anything on it !!
I have now been told that in order for them to confirm that my ground rent is up to date, im being charged another £288. Surely this isn't allowed, and as im selling my house, they have me over a barrel !! Who can we take this further with ???
