They manage my ground rent which is £240 a year. I sent them a cheque they said they didnt receive it! I have a copy to prove I sent it! I sent a second cheque which they returned saying they won't accept it as they want me to pay £108 in fees. They are bullying and threatening. I have asked to register an official complaint but they just keep ignoring me and making demands for the money. Is there no governing body for these kind of companies? There behaviour is disgusting. They've left be stressed and sick of going around in circles. I can't even leave the company as I have no control over who manages ground rent. They are charging extortionate fees almost 50% of the bill. I tried to email the freeholder, and found that it is a subsidiary company of Simarc! Simarc replied to my email to my freeholder!!! This is ridiculous. Someone needs to deal with Simarc as their behaviour is out of order and their bully tactics to extort extra money out of you via fees needs to be monitored. Simarc are the worst company I have the misfortune of dealing with. And their employees are the worst kind of human beings I have encountered. AVOID!

I have had a very similar experience, I was late by 6 weeks paying my ground rent of approx £140 paid twice yearly. I was also charged the extra £108 late payment fee. I have written asking for a breakdown of costs, referred to their standard veiled threat within the letter that they will obtain deeds and inform mortgage lender etc. I have been an unfortunate leaseholder of theirs for 9 years and this is the first late payment. I also have sent a cheque for the £140 by registered post and have stated by letter that I will take this to first appeal.
It may be of help to search under this term ( justice.gov.uk) and find your local areas government justice region as there is a section that deals with ground rent/ property management cases. Good luck, I am determined not to pay their outrageous charges.

Hi Polo 31. I have spoken with "Lease" and "CAB" and checked various forums. Simarc seem to be using this ploy for many years. Some people have gone as far as saying Simarc do not present cheques to the bank so they can charge these extortionate fees. Could you please explain what a first appeal is and how I go about doing this. I have contacted the property ombudsman and simarc are NOT registered! They are a law onto themselves. Many if the companies they manage are dormant non trading companies, so legally these companies can't even collect any rent! Simarc needs investigating as they are behaving unethically. I am happy to take further action against this company and have it struck off. More of us need to get involved. 8 years of extortion are enough for me!
