From our experience we were very disappointed with Canonbury. They did not meet our hopes for managing our money or providing services. We were particularly disappointed with the handling of large scale works. So RTM members met, discussed, voted and with unanimous support we thankfully took the decision to provide Canonbury with the instruction to terminate our Contract. Our main director promptly supplied Canonbury with both a hand delivered letter of the instruction and an email version. We are now delighted that after a thorough tender process we have appointed a superb ARMA registered agent who have already undertaken some work and provided services at a very high standard and at a very good price. At the time we instructed Canonbury of the termination of the contract we were in the middle of substantial projects with them however we felt it was the right move for us to sign off the contractual requirements with Canonbury and allow the new agents to deal with the additional work. We are still in contact with Canonbury trying to resolve some money issues. I would not recommend them at all. We are delighted we are now getting more for less and experience an impressive level of communication and professionalism with the new agents. We believe Islington Properties and R&R shined at the top of the list for us when we went out to tender. When looking for a suitable agent i would advise you spend some time looking at ARMA guidelines online and put together your tender request to be sent to agents where you can ask for a breakdown of their policies for all important issues and tailor to your needs and therefore are able to compare easily. This process weeds out those that fall short very quickly. It is worth the effort of the tender process to have complete confidence that who you appoint are credible and suitable and to avoid the need to manage your managing agents.
The main director of our RTM has confirmed to the organisers of this website i was an individual appointed to support the directors and had a key place in the team involved in leaving Canonbury to move to our new agent. I was therefore privy to all the key issues involved. I heavily contributed to the request for tender document, was part of the decision making process to shortlist new agents, was part of the interview panel and was involved in the ultimate decision. In addition i have been an active and supportive member throughout the life of our RTM company. I therefore have a legitimate voice regarding ‘our’ experience.

I can confirm that the reasons we had huge disappointments with Canonbury were nothing to do with the fact the RTM originally was led by one man, he moved very quickly after Canonbury took over and a team of directors took up the responsibilities. I have no knowledge of our financial difficulties being anything to do with his very short leadership or flat sale. Our huge dissatisfaction ran throughout the years that Canonbury managed our block. i have a list of issues we had with Canonbury they are nothing to do with the scale of works required, they are to do with how they were handled and our interaction and communication with Canonbury.
Frustratingly we are still trying to resolve some financial issues it may well be we have to take legal action if these issues are not resolved. Our block did have a lot of work that needed to be done, i can confirm the new agents have also had to tackle a lot of works and they have done many many many works since taking over at NOT A SINGLE PENNY MORE THAN OUR USUAL SERVICE CHARGES. There has been no overspend and they confirm every penny spent so we will never again be in a situation where we are presented with an overspend. The works have included: a new intercom, aerials repaired, roof works completed, many health and safety checks well overdue, drain works, assessments, replacement of rear walls, deep cleaning of internal walls and flooring, external walls replacing. I could go on. I don't think i need to. This has been a wonderful move for us. One main relief is the response rates of the new agents they are immediate both on telephone and email and we are not charged for any communication or correspondence by this new agent we attend meetings with them every few months and again we are charged nothing. I will not get involved arguing with Canonbury over every single issue they want to try defend. i can only share with others my/our experience i can only strongly urge people to make sure they compare agents, through their policies and their charges even down to the small things like if they charge for every telephone call and email response. It is in doing this that people will find the right agent for them. I have no doubt that the new agent we selected, are right for us.

I should have concluded reiterating a very powerful point. As a block with many more challenges and works ahead and where every single penny in our account is vital, after serious consideration we were prepared to terminate our contract with Canonbury at a staggering cost as they pointed out in the region of £20k-£30k. That how dissatisfied we were, that is how serious and determined we were to appoint a new agent.
