Taylor Wimpey have failed to finish the works required and promised at Saxilby Heights. Don’t buy from Taylor Wimpey as the do not complete the work required. Our estate is a complete mess. Every garden and grassed area is a complete disaster but on clay soil that has been dug out from foundations with no drainage. The appearance of the estate as they have left it is embarrassing especially for a so called leading home builder. This needs to be sorted now. A year after moving on and the estate is still a complete mess. Contact me if you require any more information

“Currently living in a mess of a site”

Currently living in a mess of a site. Been living at Taylor Wimpey kings moat site for 2 years. The team you are buying from is awful. My shower is leaking into the downstairs since November but Taylor Wimpey have been 6 times and still not fixed it. The bin storage has been fly tipped in every week because Taylor Wimpey don't know how to make a door which will stay closed. Fly tipping isn't their fault but the preventative measures have not been put in to stop it. Every tree they planted died within a few months. Yet to get a sign to say which house number I live in. Customer service will promise a call back but then never do. The customer service team will try their best to help you with your issues but I don't think they are getting the support needed to effectively help. If I was thinking about buying a new build from Taylor Wimpey I wouldn't. Just ask anyone on the site and they will tell you an issue with the site. A lot of people have had their property flooded. Search "kings moat flooding" and you will see the issues.

“16 years paying for Taylor Wimpey’s appointed...”

If your purchase is linked to First Port Property maintenance by Taylor Wimpey walk away OR Get your solicitor to ask for a deed of variance to exclude First port. The appointment of FIRST PORT to carry out estate maintenance is a legal ploy by Taylor Wimpey to avoid paying S106 fees for adoptable open spaces to local councils. FIRST PORT can charge what they like and all approved by Taylor Wimpey . New owners pay maintenance of open spaces to an unregulated maintenance company Local councils stilll charge the full council tax TAYLOR WIMPEY & FIRST PORT WALK AWAY WITH A SMILE YOUR MONEY AND A BIG BONUS Before proceeding make sure you know what is not going to be adopted. Taylor Wimpey have sited attenuation tanks below private gardens which means they are the property of the house owner ,cannot be adopted by the water authority but get included on TP 1 for maintenance charges by First Port. This creates a covenant that if the owner sells First Port can charge sever hundreds of pounds to enable the property to pass land registry requirements.

“Cold home risking children’s welfare”

Multiple issues with the home after we moved in, TW use and send people to rectify but keep finding issues a year later. The front door to my home is letting in a considerable amount of draughts to the point where actual ice particles are forming on the inside of the home. The passage where the front door is located is also the location of the homes thermostat so the heating controls are false and the home is difficult to keep at a desired temperature due to the cold winds coming through the passage. I become increasingly concerned when my children’s bedrooms (aged 20 month and 7 month) were dropping below 13 degrees during the night due to the cold air travelling up the stairs into their rooms. Despite the heating being on inside the rooms, the landing radiator is controlled downstairs and the cold air pouring into our new home has now forced us to move the children into our room in cold nights. Had TW send an operative round to inspect the front door. They send a bricklayer to look at it which I found was not suitable and he said there’s nothing that can be done and suggested they are cheap doors and he would never buy a TW home. Great news. I then proceeded to get an actual CERTASS registered door installer to inspect who found the door was rattling in the locked position due to a faulty mechanism which prevented the door to come away from the seals. The threshold had been screwed into which can break the weather barrier on the door, and there was a gap under my door which was not sealed which would be the cause of water coming in. Sent a copy of this report to TW with the offer to purchase a more superior door myself for over £1,000 if they were able to contribute under £300 for the labour. They refused and said the door is like this because of the design from the manufacturer… No consideration of customer satisfaction, child welfare and overall quality of the homes they provide.

“Avoid at all costs”

We moved into our new build Taylor Wimpey property on 3rd March 2023. Almost from day one we had problems with the ensuite leaking. We have had to put up with a shower not fit for purpose for almost a year, customer blaming ( believe me they are good at this) because they blame anyone but themselves, soaking floorboards, smell of damp, mildew all over floor walls and ceiling, crumbling skirting boards and paintwork crumbling from nearby walls. The wrong screws were used which became rusty, tiles were cracked. Their own contractors described the work as shoddy and appalling. I wanted an independent contractor to review the work. Taylor Wimpey refused. Anyway in the end Their very own contractors helpfully told us everything we needed to know about how bad the workmanship was. One even told us they had been told by TW to cover the damage up and not to tell us the truth .I have lost time at work, had no end of stress, misery, phonecalls, emails etc. Unless you have time for trouble like this and enjoy a stressful life do not buy...100% STAY AWAY FROM THIS COMPANY

“Lost in the cold! Do not buy a TW house!”

We have been living for just 3 years in our new house and we keep discovering new issues every month (and I am not talking about small or cosmetic issues that can be easily fixed, I mean big construction defects affecting the building). Along with flooring issues-floor not flat-, leaks in bathrooms, walls that keep moving, creaking everywhere (all still to be fixed)… the last one we have discovered when someone came to do the boiler servicing yesterday, is that a gas pipe, embedded in walls/ceiling, has been leaking for 3 years!!! I prefer not to think that we have been exposed to such a big risk…just because someone did not do his job properly and nobody checked it before completion. Two different gas engineers - one from the boiler company and another one from the insurance company- have already ensured that the issue was produced during construction of the house ( the insurance company says it is not for them to fix it because it has been there since it was built). Of course, we are now with no heating or hot water for the foreseeable future… and when we called to the Home emergency help line from TW the first thing we were told was that the 2 years guarantee period had expired. As you can imagine it is so frustrating that we have spent thousand of pounds on something that is only giving us massive headaches. (Veronica, Scholars Chase, Bristol)

Just about to move into my new Taylor House and I really have to say the quality, workmanship and finish is by far the best I have ever seen in a new house. The Site Manager and his team at Apsham Grange in Topsham really do pride themselves with first class workmanship, the overall finish is amazing, the woodwork, painting, even the carpet fitted said all the floors are of exceptional standard and carpets, flooring can be laid without screeding. I personally give them a five star rating. Can’t wait to move in now, hopefully within the next two weeks????

“SHARKS, BEWARE!”

I was looking at purchasing a property at Boundary Moor Gardens in Derby, I was told a certain incentive was available and based on this was eager to go ahead. I was later informed that the incentive wasn't quite what I had initially been told, by this point I had put down a £1000 reserve fee and £2783.45 towards my options. I pulled the team up on this issue and they admitted fault but said it was hard to get a refund as the reserve fee is only 50% refundable and the options payments are non-refundable, to which I said "I appreciate this but if I was provided the correct information initially I wouldn't have proceeded at all." Eventually I am informed a refund was being arranged but may take a while, and today I received £500 back...so where's my remaining £3283.45? Gone. Sharks, BEWARE!

“steer clear of them!!!”

Absolutely awful build of property, to the extent that multiple tiles from the top of our block of flat fell onto not only the entrance of the property but also onto the roof of my car which was parked in our designated spot. This was within 4 months of moving into the property. They then claimed it was from adverse weather conditions (even though it continued to happen pretty much every month) so would not compensate for the poor build quality leaving me with a hefty bill for the damages! A few years have passed since then and they are now investigating the poor workmanship of the entire roof of multiple blocks of flats. When i have queried this in relation to my claim they are still saying they are not liable! i have been told by there insurance to take it up with the roofing contractors that installed it and not Taylor Wimpey. Conveniently and to no surprise this company went bankrupt shortly after installing the roof.... would recommend everyone to steer clear of Taylor Wimpey unless they want to be treated like rubbish and put up with this terrible after sales and overall build. PS they also lied when selling the property that we would have the opportunity to buy the free hold of the flats only to find out via a letter 4 years later that they had in fact already sold it.

“Disappointed and Displeased: Taylor Wimpey at Harlow Green”

I have had the unfortunate experience of purchasing a home in the Harlow Green development, a Taylor Wimpey project located on Harlow Hill, directly opposite RHS Harlow Carr off Crag Lane. I purchased ‘The Oakwood’ model, one of the largest and marketed by Taylor Wimpey as one of the most luxurious homes at Harlow Green. Our expectations for this proposed upscale housing estate were high, but my experience with Taylor Wimpey after purchasing our dream home has left us profoundly disappointed. This review will delve into the issues we’ve faced, encompassing a lackluster level of customer service, subpar quality of workmanship, and an apparent disregard for customer satisfaction. The litany of issues encountered since moving in has only exacerbated our frustration. Among the numerous snags and defects we've reported, the issue that stands out as particularly disheartening is the state of our master bathroom grouting. We purchased "The Oakwood," their show home model, with high expectations, but the reality has been far from satisfactory. The master bathroom grout has been nothing short of a nightmare. To witness the grout dry up and crumble out from between the tiles after only a year was distressing in itself, but what followed was a series of failed attempts by Taylor Wimpey to rectify the situation. Multiple repair efforts were made and the end result was far from the standard we expected. To then be told that the grouting was now "good enough"?! It's disheartening to see a company of this caliber compromise on the quality of their work and disregard the expectations of their customers. When we brought this relatively simple issue to Taylor Wimpey's attention, we thought it would be easily rectified. After the first attempt to correct it resulted in mismatched grouting, the next contractor Taylor Wimpey commented on the shoddy work and attempted to repair it with the same result. It was after multiple attempts to do the smallest amount possible to resolve the issue that they finally suggested we escalate the matter to the National House Building Council (NHBC). Here is their response, "Shower grouting - Having reviewed this matter further with both my manager and our Quality Manager and sought independent advice from our tiling contractors on your discolored grout, we are confident in saying there is not a defect with your grout." It's astonishing that a company would consider discolored grout, which significantly deviates from the original appearance, to not be a defect. The show home didn’t have discolored grout and neither did our home when we bought it. In essence, Taylor Wimpey's handling of the master bathroom grouting issue epitomizes the broader problems we've faced with this developer. Three years on and the roads are not yet complete, with weeds growing unchecked along the curbs. Their lack of accountability, willingness to brush aside legitimate concerns, and the evident substandard quality of workmanship in their show home model are all indicative of a company that prioritizes profit over customer satisfaction. To potential homebuyers considering a Taylor Wimpey home, we strongly urge you to think twice and thoroughly inspect the quality of their work. Be prepared for a potentially disappointing experience and consider alternatives carefully. A house is a significant investment, and the experience should be marked by pride and contentment, not frustration and disappointment.

“DO NOT HONOUR WARRANTY ”

Taylor Wimpey do NOT honour their 2 year building warranty, and will argue that the slightest work done in a home or garden voids the warranty, even when carried out by professionals (e.g. replacing the patio slabs TW originally laid). Not only this, but their evidence gathering when dealing with a complaint was non-existent, and they simply determined we had voided the warranty, leaving us with £6-£10k worth of work to carry out ourselves to rectify their issue on a house less than 2 years old. Details: TW built a low (but long) retaining wall in our garden to separate the 2 levels in the garden. We raised during the snagging period that the brickwork on the wall looked incredibly poor - showing evidence of misalignment. We were told it was fit for purpose so they wouldn't replace it. We were also not happy with the patio slabs laid by TW as the workmanship was messy, so we replaced them. The slabs backed onto the low retaining wall, put in place by TW. The wall, less than 2 years old, is now falling over because TW did not put adequate drainage in place, nor were the brickwork or foundations adequate. We commissioned a chartered engineer to inspect the wall, and he concluded the wall was failing due to the construction of the wall, and not the replacement of slabs (which were laid by professionals). Despite this evidence and expert opinion, TW won't fix our wall, and we are having to seek legal advice and incur thousands of pounds to put it right.

“Untrue”

We purchased a part-exchange property from Taylor Wimpey, when we eventually moved in there was a huge hole in the side of the bath panel, they told us they would replace it but never did. I have been speaking to an agent on the Instagram messenger and have been told the issue can't be resolved.

“Poor quality, even poorer aftercare ”

Completed - after several months of delay - 5 months ago. We didn’t move in until 2 months later, so the multitude of snags and missing features we paid for as extras could have been rectified while the house was empty. Instead, they done nothing during that time and very little since. They’ve shown a little interest after I gave them a bad review but didn’t last or yielded much progress. They sent a plumber out to reset a sink that was so askew it hurt your eyes; the plumber did some adjustment but could not get it level and that was that, we are supposed to be ok with that. He didn’t even bring any sealant with him so now water leaks down the back, which at least it didn’t before. A month later it’s still as it was left. The house got flooded completely a week before Christmas due to their poor plumbing under the kitchen sink from a pile feeding the garden tap. Got straight on the blame game telling us we should have turned it off for the winter, however they plumbed it in a way that gave us no access to do so. No mention in the aftercare book where pipes or wires are run, so our experienced furniture fitter drilled into a plastic radiator pipe where no one would have expected. We asked for schematics for future reference, which they had none. The overall quality of workmanship is poor and aftercare is barely existent, with just a site guy for contact, who has no issues with completely ignoring you. Neighbours echoing our experiences, avoid Taylor Wimpey altogether.

“making arrangements and not keeping them”

7 months after given a completion date and still not in. They made arrangements for carpet fitters to get in to fit carpets ( Alnwick site ) the men have been twice and can not get access to the house they did the same with the company fitting the blinds, you ring all the numbers you have and no one is answering their phone, my son and myself have called all the numbers we have and got no responce. We have had nothing but stress from TW they tell you lies from the day you reserve your house, would not recommend any one to buy from them. This is only a short version of what we have had to put up with. They also take off the complaints they don't want people to see so that their reviews look better. I would have liked them to tell the truth from the beginning but they seem well train in lying.

“My apartment is worth Nothing”

2010 I bought my apartment,I invested all my savings,a place I could live out my retirement.I knew there was a service charge as it was Leasehold.Then Grenfell happened,I lit my place up Green last night in respect for all those souls that perished,there.5years on nothing has Been done for them. The complex I live on has Cladding issues,since 2019 nothing has been done for us,we don't know what's going on but were expected to pay over £500k for insurance ,we've paid £320k for a new alarm system with other cost I'm expected to pay a percentage as a leaseholder. I didn't build this place ,cut corners ,sign it off.Taylor Wimpey left the site unfinished,so I didn't get what I bought into.I tried to move and part exchange it but they wouldn't take it back. Please DONT EVER BUY A LEASEHOLD PROPERRTY.My life has been ruined by this,thanks to Taylor Wimpey The Government The Local Council and others.

“over 250 snags and 119 visits for repairs”

Purchased a 4 bedroom detached house on the Clover View development in Normanton, Over 250 snags found on our house, so many we paid an independent snagging professional to come out, who found some serious ones including bulges in rear and side walls which had to be rebuilt. After 119 times coming out to do repairs we're still not finished after 2 and a half years. The only reason I can think people leave good reviews is because they don't realise all the bodges Taylor Wimpey do that the untrained eye won't spot. We've had the staircase collapse, roof tile spraying on nearby property go all over our windows and cars, blocked drains, black mould behind plastering, almost everything that was plumbed needed to be ripped out and replaced or repaired including bath, showers, sinks, toilets. Boiler was also inspected by Gas Safe inspector as fitted incorrectly; the list goes on. I would not recommend using TW, they throw the houses up with "multi-skilled" workers and external contractors don't care about work quality, just speed so they can get on to the next job. The site manager, when we raised over 50 issues we found the week before we moved in we got an email saying he personally make sure they were fixed, he didn't and barely any were, when we left a review with NHBC 10 weeks after moving saying the issues weren't fixed he sent a childish email as his bosses found out saying he had fixed the issues, I highlighted all the ones not fixed and provided evidence and photos. He's a liar and incompetent as the number of things wrong with our house were personally signed off by him.

“Avoid ”

Disgusting service. After completion reviews are awful. True picture of the TW service! Completion date delayed which we now know was due to the build being exposed for too long. This has caused damp in our whole block. They take readings (anything over 16 is unacceptable my flat was over 80!) but never provide the reports. Never answer emails. This has been going on for months. All they do is take more readings and ignore emails. We were given a customer service contact who said they would update us on the 29th Oct but we still haven't heard anything despite chasing and copying in every contact. The issue is structural. It is very serious and yet no one replies. The after sales is disgusting. Do not buy from Taylor Wimpey! Avoid, as soon as you complete they treat you appallingly.

“Quality control ”

We have had a number of issues with our new house Here is my analysis Front door extremely difficult to open and had to be slammed to close Cause Poor quality control of installation. Both patio doors impossible to lock and out of adjustment Cause Poor quality control Easy clean windows impossible to operate Cause Poor quality control Kitchen base unit badly fitted Cause Poor quality control 40+ ceiling pops Cause Poor quality control Bannister loose Cause Poor quality control Carpet in study lifted when vacuumed Couse Poor quality control Threshold carpet fittings loose Cause Poor quality control Extractor fans noisy, they have been turned on to full speed for at least a year, this is not what the manufacturer recommends and this has damaged the bearings Do they know what they are doing? Pointing on the brickwork in a couple of areas needed redoing Poor quality control Screw sticking out of the newel post. Poor quality control Leak from the overflow on the water tank, this should have been serviced before we moved in according to the manufacturer which would have corrected the fault. If the company carries out a 500 point check before the house is sold should any or all of these issues have been spotted befor we moved in? What is included in this 500 point check? Fixing these faults after the event must cost more money than doing it properly in the first place. Now most of these faults have been addressed but it would have been so much nicer if the house had been right from day one.

“Avoid this company ”

Non existent customer service. Hundreds of faults major and minor has taken them years to try and rectify damp still has not been completed and now due to the 4th new customer service manager they have said they will not communicate with me further and I need to go to the nhbc. We ve had a 50% increase in maintenance charges this year unregulated management companies uncapped sites fleecehold. There is no health and safety on site a fence has been removed around a large balancing pond but tw have denied its anything to do with them. They built pond and removed fence so if they re not responsible they are unwilling to say who is. They remove bad reviews from other review bodies and hide comments made on their social media that are critical of them. Do not buy from this unscrupulous company you will regret it. If they had told me that the maintenance I pay is uncapped on my site when I went to reserve the plot I would never of purchased it.

“South Wales customer service is embarrassing! ”

3 months of water leaking through the brickwork and wrong contractors being assigned to the job. Email sent late Friday afternoon telling us scaffolding would go up on the Monday, we said we wouldn’t be home and they still turned up. Instructions to scaffolders were wrong resulting in them having to come back out to put it up another level. Customer service is atrocious. Manager ended a call with ‘would you like the work done or not?’ Complaint made to head of customer services who stated it was acceptable to wait 3 months with water coming into my daughters bedroom then decided not to email us back when questioned and to instead pass it back down the line to the rude customer service reps who state what the head of customer service says goes and there’s no one to challenge that! Awful - avoid!! The selling team are great, it’s just once you’ve bought the house and everything goes wrong is where you are spoken to awfully and interrupted. You aren’t heard and are shut down. Wouldn’t even give us the courtesy of a phone call, would only respond via email.
