6 month build turned into 25 months !!! Nightmare please please stay away from Roy home , no one had a clue about the build and if they did they left for better company . Please please stay away from this lot 

I will try to be succinct. My home was behind schedule. Communication was terrible and we felt like we had no say in matters which we should have been consulted with. Many times we were treated without respect, and we were vastly overcharged for any little extras. Trying to get them to come back and fix anything has been a nightmare, and despite their apparently improving customer service, not seen any improvement as yet.

Roy Homes, Inverness, have got to be one of the worst House building contractors in the UK just now. We employed RHL to Manage and build our new home, we have had nothing but problems from the get go, complete incompetence, total lack of communication and zero respect for us - their customer, major build issues - some of which are still not resolved and probably wont be since we had the new home handed over to us a few weeks ago and all monies have exchanged hands. Ours was not a particularly unusual build - it was basically one of their mid range kits so don't really understand why so much could go wrong. We asked for a 1 1/2 garage and they started to build the garage 6 metres wide but only 4 1/2 metres deep with the 1 1 /2 door opening on the front of the 6 metre wide length - meaning that you couldn't even park a car in the garage if you wanted too...they eventually agreed that this was just complete incompetence on their part and agreed to extend it to 6 x 5 1/2 metres - not quite what we had asked for but a compromise.. We had under floor heating installed downstairs - they managed to completely screw up the flooring, the concrete that they laid on top of the under floor heating wasn't self leveling and the result was massive dips all over the ground floor - we have had our floor coverings laid now and you can see just how badly this was done with all of the gaps under the skirting boards and totally uneven under foot. RHL have had a huge staff turn over in the past 18-24 months probably why they cannot support all of their projects - we ended up getting paid lip service to since our build was that bit farther away - out of sight out of mind etc. Wouldn't recommend Roy Homes to anyone, the staff are dreadful and full of it - you constantly feel that they are trying to extort more and more money out of you, anything over and above the standard build costing are priced through the roof..we ended up getting a separate contractor to complete the driveway and other ground works as they were a fraction of the RHL quoted costs. Similar to other complaints about them,we were charged 16 hours labour to install a vanity unit under a sink!! Their slogan is "Roy Homes - built without compromise" this should actually be "Roy Homes - built without a clue" if anyone is thinking of building their home - my advice is to steer well clear of this shower of bandits.
