My husband and I have never, ever missed a mortgage repayment in our lives and our credit ratings couldn't be any better. We applied to renew our mortgage with Santander. They approved the mortgage in principle. We provided everything they wanted, bank statements, bills, birth certificates, salary slips. They had the house valued. All was on track and then right at the very last minute our broker was informed that they would not give us a mortgage due to reasons of "affordability". However we have no overdraft, no outstanding loans, top credit rating, nothing whatsoever to justify why they should refuse our mortgage right at the last minute. They haven't even provided us with the reasons why. The worst is, we appear to have no come back or any rights whatsoever to get them to put in writing exactly why they have suddenly declined our mortgage. I am disgusted.

I agree, we are in a similar position. We went through a broker, was given a mortgage in principle by Santander very quickly for amount we wanted. Submitted everything and after 2 weeks of silence denied. No further information. We wasted nearly a month with Santander and now have to start again! What's the point of a mortgage in principle if its meaningless? If our chain collapses because of the delay whose fault is that. Frustrated is not the word.
