“3+ months of chasing + they raised prices without...”

It took 3+ months of chasing weekly to get my tenancy renewal contract sent out to my tenants. At the end of it they increased my monthly fee by 20% without any communication, warning or update. After reaching out to ask about the increase they ignored my emails. Poor communication and actively avoid trying to improve. Shocking that after all the issues, their management got involved and nothing changed. Then they increased the monthly fee by 20% without any communication. Terrible way to treat a long term customer.

“Negative review ”

I’d give a NEGATIVE 5 star if I could, but review requires me to rate at least a star to post reviews. Highly discourage anyone using their landlord services. Extremely extremely poor communication and not at all efficient. I have been managed by the agent who is very slow in electronic response, not answering all of my queries, not providing me with updates regularly after my requests for arranging suppliers and even after my telephone call to complain and plea to improve communication, this remains very poor. My case was not handed over to any colleagues to take over when she was on leave and I had to contact other support team to follow up on my case. I have lost so many interest from applicants and potential tenants because of the lack of communication and response. Not worth the cheaper price for landlord letting manager at all, i will be converting my property management service.

“Good service let down by user interface issues I...”

This service is useful and good value for money for landlords who are experienced letters. It should be noted that staff at 'Letting a Property' are not contract law qualified, but are able to point you to advice and checks required by landlords as stated on Gov.UK site. I personally have had issues with the user interface not correctly displaying information about by tenant paying on time, and initially I was not paid my rent on time due to "The system was unfortunately incorrect". Subsequently, contacting 'Letting a Property' resolved this, and specifically a representative has been invaluable at getting a resolution. I presume the number of staff is relatively small, I've never been able to connect to a member of staff instantly through their portal, but to give them credit, they do get back to you on e-mail and resolve issues typically within 48 hours.

“Landlord customer - no response from support line”

I don't know what's happening to their customer service, it used to be decent. I'm a landlord and emailed their support email address (which is what I always use) support AT lettingaproperty.com on 17th Feb asking for a changing in my bank details for receiving the rent, no response. Followed up to the same email address on 1st March, again no response yet (today is 12th March). I don't expect an instant response for a routine matter but surely it shouldn't take more than 3-4 working days to respond to a customer's email to a support line? I don't like leaving bad reviews but this is a plea for help, please respond to my request.

I have a tenant in a property managed by LAP.Com,the tenant has not paid rent since March i am still waiting for a court date in December even though the eviction notice was served in May,their customer service is very bad you have to continually chase for updates, it takes them ages to get back to you, and most of the time they don't know what they are doing, signing up with them was a very bad decision on my part... Avoid them like a plague.

From the very start of my experience with Lettingaproperty everyone has been extremely helpful. I am in the process of letting my first rental property and have felt supported the whole way through. I had a lot of interest in my property with 7 viewings in the first weekend after the property being advertised which were all handled and arranged through their own dashboard. Once I chose the tenants and informed Lettingaproperty, the holding deposit was paid within 24 hours. They've made the whole process easy and I would definitely recommend using them.

“Please AVOID. REVIEW FROM REAL TENANT”

As tenants we’ve had an awful experience with Letting A Property. From the beginning they’re unorganised and unprofessional. Staff don’t have property law knowledge other than emailing contracts. In June they issued us an invalid Section 21 to leave property convinced it was valid when it was not. It took months of back and forth with council to educate them on Section 21 notices. Now issued a second one and get an email from them saying we owe rent without any communication and without a new agreement the rent has increased this is ILLEGAL and we are leaving property at end of the month. “Customer service” consists of same 3 incompetent people who haven’t a clue what they’re talking about or have any knowledge on processes or renting legally. I’m taking my complaint to relevant agencies as I’m tired of it now and NO response to my complaint emails unsurprisingly. If you’re a landlord please do better than using these lot, if you’re a tenant good luck.

Update: one of the managers replied after 7 days and a bad review (coincidence?) she claimed no wrongdoing and advised we “ignore” the email illegally demanding increased rent with no agreement. She asked multiple times for me to consider removing my review. Please exercise caution when reading all these good reviews.

“Terrible service”

Moved in a property in March 2022 within 4 weeks received an eviction notice from the landlord claiming kids were ridding around the estate on pit bikes upsetting neighbours (which my kids have an electric bike) tried contact letting a property a numerous amount of times with no answer, then their phone didn't ring, so used another phone and I rang and they answered, told them what had gone on and about a few minor repairs but apparently they don't deal with any of it.... fast forward july 2022 get another eviction notice from the landlord claiming she needs to move back into her family home, eviction notice stated I had till September 7th 2022 until she could start court proceedings if I hadn't left the property.... fast forward September 6th 2022 get a phone call from letting a property telling me I need to move out by tomorrow September 7th 2022 I told them I don't need to the landlord as to take me court, and also the landlord as been stalking the house sitting at a neighbours house watching. The agency is terrible no communication at all through all of this.

“Professional & responsive service”

I have been a landlord for many years and used at least 7 or 8 high street estate agents over that time. I was unsure about using an online agent but compared to the High Street agents Letting-a-property are more professional, responsive and reliable. The best thing for me with Letting a property.com is the certainty that you are going to get the rent regardless whether or not the tenant pays(Complete Plan). The chasing of the rent is no longer my problem (even when I had an estate agent it became my problem because I didnt get the rent). Initially the downside was the fact that I had to meet the potential tenant (the letting agent always did this before). I now have a process and a series of questions I ask and its now relatively painless. I just put the tenant forward and all the legal paperwork is sorted online. The other useful thing is the insurance that covers emergency repairs which is included in the monthly fee. . I now have 3 properties with Letting a property.com with 3 decent tenants.

I am a landlord with only one property but twenty years’ experience. However, letting out a property nowadays has become a minefield. Trust me, you need to bring in the experts (but at a reasonable cost). After a really bad experience with a tenant obtained through a high street agent, I joined Letting a Property. This company conducts very thorough checks. You will also meet your prospective tenants in advance. I chose the Essential Plan which includes legal cover, rent protection and rent collection. Every aspect of my landlord’s check list was completed and the tenancy agreement was written clearly. I opted to have a new inventory which was thorough, with plenty of photos. In addition to general support, I also received invaluable help from the two members of staff personally allocated to me. I cannot praise them enough.
