I am selling a house in Eccles, Manchester area and a survey was completed yesterday by these jokers ! I was informed that this would take 3 hours and he was not there for more than 40 mins.
Exactly 12 months ago a survey valuation came back as 136k with only a minor defect then the sale fell through due to purchasers messing about.
Today I am told the valuation is 125k - some 12k less than 12 months ago and it is in exactly the same state.
Apparently the loft conversion and the extension are 'sub-standard', I would like to know how he established that in the time he was there and what exactly is the criteria - but its not my report.
Both of these were in place when we bought the property 7 years ago and nothing came back to that effect then either - so I am completely baffled as to where this has all come from. Oh an apparently its devalued due to ming in the area - where ? when ? who ?
Who regulates these rip-off and incompetant merchants exactly and how can we challenge this ????

Contact the RICS - Royal Institute of Chartered Surveyors with your issues and they do have a formal process where you can raise a complaint about a surveying firm. The RICS sets guidelines for all chartered surveying firms
